This spacious and comfortable detached villa is set within enclosed gardens in a quiet suburban cul-de-sac overlooking the famous Firth of Forth River and Edinburgh. The property comfortably sleeps 8 people with large double bedrooms, a master bedroom with en-suite (with spa bath) and a smaller sitting / bedroom leading onto an private patio. The property incorporates a large living room, dining room, modern kitchen, utility, snug (can be used as an additional bedroom on request) and two other bathrooms. The living areas are all located on the first floor and feature views over the Forth River. There is also a balcony that runs the full length of the property facing South across the Firth of Forth towards Edinburgh and the Pentland Hills. TVs are located in a number of the rooms and Sky TV and wifi is included with the rental. The supplier is Virgin Media and we have their full package within both the lounge and the snug. We welcome one small dog into the house. A welcome pack of essentials such as bread, milk, tea/coffee, eggs etc will be here on your arrival. The mature garden is located to the front of the property and is private and fully enclosed. The area incorporates a patio with sun loungers, large table and parasol, bar-b-q and patio heater. There is a large driveway to the side of the property which allows for 4 cars to be easily parked. The street itself is very quiet and there is no through traffic. The property is a brief walk from the local sailing club, river and beach and spectacular views of the coastline, the Forth Bridges and across to the centre of Edinburgh. The Fife Coastal Path is a must for any walkers and there are opportunities to (river and sea) fish in the local area. There are also various local golf clubs in the area (including Aberdour, St Andrews and Carnoustie) where play can also be arranged. There are various local beaches to enjoy in the Summer including the Blue Flag Silver Sands Beach at Aberdour (15 minute car journey) and St Andrews West Sands (less than 1 hour away). Dalgety Bay is an ideal location to take advantage of Edinburgh (including the International festivals) and to explore historic areas such as the East Neuk Fishing Villages, St Andrews, the Highlands (less than 1 hour away) and the ferry terminal at Oban to the Islands of Scotland (about 3 hours away). A great location to visit the sites where the 'Outlander' TV series is filmed. It's also just 3 hours by car to Inverness and Loch Ness. The centre of Edinburgh is only 15/20 minutes away by train and there are park and ride (bus) facilities in the next town, which is a 10 minute drive. The train station is a 5 minute drive away and there are numerous bus stops at the end of the street. Edinburgh Airport is approximately 20 minutes away by car but can also be reached via the local train and bus services. There are a variety of local shops in Dalgety Bay including Tesco, ASDA, Lloyds Chemist, Post Office and various take-a-ways and a number of cafe's and restaurants that are only a ten minute walk away. The local restaurant 'Louis Browns' which is a 5 minute walk away is great for food or just a coffee. We are installing a Jacuzzi outside on the patio for next year and should have it available from April 2019. This area is enclosed and not overlooked and has a decked area beside it with seating etc. There will be a separate charge for using the Jacuzzi that can be paid on arrival if you wish to use it. We live locally, so are available if you need any help to get the best out of a holiday in Scotland. We will be available on your arrival to hand over the keys and show you around the house. If any guest is interesting in Fishing we can help to arrange trips and maybe supply rods \ reels etc. There are some good trout lakes in Fife where it isn't too hard to catch fish - if your luck is in. I manage it so it can't be too hard.
