The cottage is situated directly on the water in a quiet neighborhood of primarily vacation homes and just a short distance from area attractions, shopping, and restaurants. The cottage is very private and ideal for a relaxing and fun getaway!! It is a one-story ranch style home located at 138 Swallow Point Rd in Moultonborough, NH. The large grassed front yard faces a private sandy beach and there is a gas grill, outside fire pit, two picnic tables and lawn furniture. The 40’ private dock will accommodate up to a 32’ boat and there is plenty of room for two boats, one on each side of the dock if needed. The waterfront is sugar sand and gradually sloped ideal for swimming and especially children. There is a canoe, paddleboat and rowboat included with the rental. The small mouth bass fishing is fabulous around the island which is directly in front of the house and reachable by canoe or rowboat. You will need a NH fishing license and there are plenty of stores in the area to purchase a license.
The cottage has a large 55” Smart TV and DVD player in the family room and a TV in each bedroom. There is cable for the TVs and high speed WIFI internet connection. Please bring a laptop if you wish to use the WIFI. The kitchen is fully equipped with stove, fridge, coffee maker, toaster, pots, pans, and utensils. The bathroom was updated and remodeled recently. Please bring your own pillows, linens, blankets, and towels. There is a queen-sized bed in the master bedroom, a double bed and twin bunk bed in the children’s bedroom, two double sized pull outs in the living room and one twin day bed on the porch. All rental fees are non-refundable. However, as a courtesy to our guests, if you should cancel for any reason our best efforts will be made to advertise the cottage and try to rent your week to someone else and consequently offer either a full or partial refund to the party cancelling. There is also a $250 cash damage deposit due upon arrival which is refunded upon check out provided there is no damages and/or any additional cleaning fees/services needed. You could not find a better location or nicer hosts. I will definitely be going back! It is in a perfect location but secluded. We picked the best time to go due to the lack of rain, season peaked early. I finally got my NH indian summer corn that I used to wait for every year. It was a little weird due to Covid, we did not realize that many outdoor activities closed also. But that is ok, because all the reason to get back there asap. The kitchen had everything I wanted! As last time, the stay was perfect. I would never bother looking for anywhere else to stay.........

8th year at the lake!
This is our 8 year returning to the cottage. It's what we look forward to all year long. The cottage is always spotless, but with the concern of covid this year, Jayne and Wayne took those extra steps to make you feel safe. We had the best two weeks this year. Enjoying kayaking, relaxing, boating, tubing and of course the breathtaking sunsets every single night. You could not find a better spot on the lake and certainly couldn't find better people to rent from. If you are looking for a fun relaxing getaway right on the lake; look no further!

WOW its tough to believe its been 8 years of hosting your family at our beautiful cottage. It has been our pleasure. We are so fortunate to have so many returning guests who adore the property as much as we do!! We clean and care for the cottage ourselves and have always tried to make it a place that our guests find comfortable and clean. Our cleaning process has been stepped up to include implementing the suggested Governor and CDC guidelines in an effort to keep our guests and ourselves safe. It has been a beautiful summer on the lake despite COVID! We look forward to seeing you again in 2021!

Fantastic vacation!!!
Our family again had a wonderful time at this cottage and made many lifelong memories!
This place does not disappoint! The location is amazing! The atmosphere is very relaxing and enjoyable.
The cottage is very comfortable and clean. It is right on the water. The beach area is sandy and very clean as well.
The view is amazing!
Our family did a lot of exploring, kayaking, paddle boarding, fishing, swimming and simply playing in the water. Our boys caught lots of fish!
It is really fun for all ages.
The sunsets are enchanting. We also saw many loons.
Jayne and Wayne are very friendly and wonderful hosts!
This was our 3rd year in a row staying at this property. We like it so much that we booked 2 weeks this year and have already booked the same for next year!

Perfect weather for a Fall Getaway
Moultonboro, New Hampshire on the big lake, walk out to the dock, enjoy the large yard with beach, fishing, fire pit, hammock and lots of peace and quiet this time of year. We love the house, two bedrooms, large living room and that 50's feel of a camp. Eating on the screened in porch, and inside toasty warm if the evenings get cold. Visited the nearby farm for our pumpkins and love the variety of fresh and prepared foods available. Jayne (the owner) always greets visitors and leaves a wonderful goody assortment with directions to all the best places to visit and eat. This is our 4th visit at all different weeks and we love the location, relaxed feelings and hope to be back soon. Perfect for all ages.

Perfect Lake Retreat
We have returned to this property for a few years now because it is in a perfect location on the lake. It has access on land to many of our favorite activities and as a lake site it offers fantastic space and privacy, helpful shade during parts of the day, and good boat access. The house is simple but highly functional and comfortable. The owner is also very kind and hospitable. It continues to be an excellent retreat for us each year.

Perfect Family Getaway
We had another fantastic week at this lovely cottage!
This is our second year in a row at this place.The location is amazing!
It offers sandy beach and a breathtaking sunset view. You can also hear the loons!
The cottage is right on the water. It is very clean, cute and cozy.
I was very impressed to find out, the owners put fresh, washed bed protectors every week for every family. This is a whole new level of clean! I mention this because it is important for me to know I put my bed sheets on a clean bed!
The kitchen is well equipped with pretty much everything you might need.
Our family very much enjoyed our time outdoors as there are plenty of lake toys available (boat, kayaks, canoe etc.). The new addition this year - the pedal boat was a total hit especially for the kids!
We very much enjoyed morning kayaking. The lake felt very refreshing. Kids were fishing almost very day and caught plenty of fish. They also loved exploring the near by islands. My son said - this is better than Hawaii and Puerto Rico combined!
Jayne and Wayne are wonderful hosts. They are very kind, friendly and accommodating!
We enjoyed our stay to the fullest!
We are looking forward to return next year!

Lovely home on the lake in New Hampshirre
Beautiful view and private home along the lake. Kayaks, canoe and fishing. Museums, historic towns and the white mountains are close by. Lots to do during the day and come back for a campfire at night.

Wonderful Vacation
Our third year at this cottage and because we can't get enough we booked our forth on departure! The cottage was clean and ready for check in as usual along with a basket of goodies and fresh corn! The owners Jayne and Wayne are so welcomeing and sincerely go out of their way to make your stay pleasant and seemless. The cottage has well stocked kitchen just bring your food. There is a nice grill with two picnic tables for outside dining or dine in the three seasons porch which has plenty of room. The beautiful 40' dock accommodates our 24' boat and jet ski with room to spare. The property is unbelievable with a nice flat yard leading down to a beautiful sandy beach with a row boat ,canoe,kayaks and lounge chairs everything you need for making new memories and you don't want to miss the sunsets they are breathtaking have your camera ready. There is plenty of parking for cars and trailers. We were sad to leave but we'll be back next year! We would like thank the owners Jayne and Wayne for their hospitality and providing us with a beautiful place and new memories! See you next year, The Calnan's

Happy to return for another stay!
Our greatly anticipated second year, and we could imagine we'd never left. We were welcomed again to a clean, inviting getaway, ready for immediate enjoyment with smores, snacks, local coupons, firewood, fire pit, propane, cookware, boats, oars, life jackets, water toys, and this time a special treat—an ear of fresh, sweet farm stand corn for each guest. The location is only exceeded by Jayne & Wayne's thoughtfulness.
I can't emphasize enough how ideal this spot is for families. Our last year was "off season" and expectedly quiet. Leading up to Labor Day weekend with a little more activity on the lake, the gently sloping shallows remain appreciably undisturbed by boating thanks to the small island, sandbar, and rocks off to the left. There's plenty of private beach frontage, a nice lawn, and ample space indoors.
We were also lucky (again) to have fantastic weather, so we spent most of our time right at the camp. There's a lot more we've yet to explore in the area, though! This year we hiked at the Loon Center and discovered George's Diner in nearby Meredith. Also, just down the road from the cottage, Jojo's makes some darn good in-house sausages.
Having to go home afterward was even harder than the first stay. The reality of it lives up to the nostalgia, and you lose track of time. We're looking forward to year three.

Peaceful lake retreat..
This was our third time staying at this property. Jayne is a kind and thoughtful host. The house has always been clean and ready for us. It is wonderfully peaceful but also close to other places that we like to visit such as hiking spots, shops and restaurants. We had a boat with us this year and the lake access and docking were everything that we needed to make that a smooth operation. Overall it was another great week and a great visit to the lake. We will be back:-)

The cottage is located in the heart of the Lakes Region with a short drive to many popular attractions, hiking, dining and shopping. Wake up each morning and watch the sunrise on your very own private dock. Don't be surprised if you are greeted by the morning loons. See a different colored sunset each evening. Spectacular!! Enjoy swimming, boating and relaxing in a private setting. Watch fireworks from the front yard. Swim anytime day or night. Enjoy beautiful sun rises and sunsets. Cottage is extremely private yet just a few minutes from town. See eagles, loons, minks, moose, deer and more especially during quieter times in the Spring and Fall.

We are located in a very rural area and a vehicle is a must. We have maps and brochures for local attractions as well as a boating map.

How to get there
From the South take I - 93 North to Exit 23 (Meredith Exit). Bear right off of Exit onto Route 104 headed East. Follow to the end which has a light and go left onto Rte 3 headed North into Meredith. At next set of lights in Meredith bear right just after the town docks(you will see lake on right) and head towards Center Harbor on Rte 25. Follow Rte 25 for approximately 9 miles, at 3rd set of lights(Aubuchon hardware on your left) and Murphys convenience store on right) take this left onto Moultonoboro Neck Rd. Go approximately 2 miles and take your next right after the Iroquois development onto Swallow Point Rd. If you pass Shaker Jerry Rd on left you have gone too far! Swallow Point is a private road starts out paved and turns to gravel. House is approximately 1/2 mile on right, the first house on right after you have passed Sunset Lane. House is ranch style. Please park in front of house on far left by porch.
