The Cottage at Ripsley has a private gate that opens directly onto the South Downs with some lovely foot and cycle paths on your doorstep. We are lucky enough to be close to the beach and city, so Chichester, Portsmouth, Southhampton, Goodwood, National Trust beaches and Frensham Ponds are in easy reach while Liphook train station ( 3 min drive from the cottage) takes you to London, Waterloo in an hour. Ripsley is a place to get away from it all. Great for cyclists, walkers, couples and families. The cottage has a private entrance and parking up to three cars. Guests have their own private patio area with BBQ and the lawn outside of the cottage to relax in ( for children there is a tree swing, garden games and football posts if requested). There are two sitting areas, one in the kitchen/sitting room area upstairs and downstairs in the sitting room/games room where the TV/DVD is situated as well as the double sofa bed, downstairs w/c and table tennis and pool table. Apart from central heating there are two woodburning stoves - one in the sitting room/games room, the other in the master bedroom, a basket of logs is supplied. The sitting room has a table tennis table, DVDs, board games and a pool table - the pool table can be turned over for air hockey. There is a shower room upstairs with w/c, a w/c downstairs and an ensuite bath to the master bedroom. The kitchen is fully stocked. Coffee, tea, sugar and basic cooking ingredients - oil, salt/pepper/spices are supplied. The entire cottage and lawn outside of the cottage is available to guests.The cottage has a private patio area with a BBQ and space for sitting outside. Children are welcome to play on the large lawn leading up to the conservatory at any time. This has a tree swing, football net/badmington available and we leave outside toys in the cottage and toys for children's use. The gate that leads from the grounds directly onto the South Downs is a thirty second walk from the cottage. Due to family life, usually the swimming pool, tennis court (a little rickety but it works) and main gardens are available to guests on weekday mornings ( 9.30 - 1.30 pm) , during school term time, not school or public holidays. There are holiday dates when the pool, tennis courts and grounds are available for your stay , please message if you're interested. The washing machine and dryer are located in the main house. We offer a housekeeping service where our housekeeper will wash and press clothes for £12 per hour. Otherwise there is a laundromat and laundry service in Liphook , a three minute drive away. As we are on the edge of three borders, we're well placed for a visit to the West Sussex/Surrey/Hampshire counties. There's a great variety of things to do, close by and within a 40 min drive apart from the attractions of the South Downs. Close by Champneys, Forest Mere ( a ten minute bike ride, 3 min drive) offers one day spa breaks , game shooting/clays range is a ten minute drive away, well reviewed Liphook Golf Club is a five minute walk away, the Old Thorns Golf Resort a 3 min drive away, then there's polo at Cowdray, sailing at Frensham ponds, recommended stables nearby, Bosham and Itchenor for sailing and day visits, the historic dockyard in Portsmouth, Winchester, Fishbourne and Southampton, stately homes (Petworth and Uppark), antiques at Petworth, flying lessons and racing at Goodwood (thirty mins away), hot air balloon rides and for children Marwell Zoo, Fishers Farm and the Weald and Down Museum plus the beach ( 45 mins away) and other attractions. London is one hour away. There is an ordinance survey map at the cottage and links in the PDF sent prior to your arrival for you to plan walks/trips prior to your stay. We also recommend local pubs/restaurants and send contact info for local things to do. We usually open the pool from the beginning of June until mid September. Sorry, legalese, but if you do wish to use the pool, tennis courts or the garden games, you use them at your own risk and are solely responsible for the health and safety of your guests and other party members during the stay. The cottage is a shoe-free zone, thank you! Due to family life, we do not recommend the cottage to guests who would like to invite visitors to the cottage. We are happy to talk you through any other activities shown in the photo gallery and any other questions you may have. From Nov 2017 we will have a chocolate labrador called Maddie who you may meet! Please note due to our family life in the main house, the pool and tennis court are open on weekdays, 9.30 - 1pm, during school term time, not bank holidays or school holidays. Sorry, but our children are keen swimmers! The lawn leading to the conservatory is open to children and they are welcome to use the trees swing; the tree house requires adult supervision. Garden toys are provided at the Cottage.

We had an amazing stay at this beautiful cottage. Such a wonderful location and Susie was a fantastic host, very accommodating and a pleasure to book through. Would highly recommend!

About the neighbourhood
We live in the South Downs, in a designated Area of Outstanding Natural Beauty. We are close to market towns such as Midhurst, Petersfield and Haslemere and the cities of Winchester, Guildford and Chichester. There are some great pubs nearby, and throughout the year events such as Goodwood's Festival of Speed, Glorious Goodwood, Cowdray's Polo Season and Chichester's summer festival mean there's always something to do, if you'd like to. The beautiful National Trust's Witterings beach is 45 mins away where you can learn to paddle board, windsurf, kitesurf or take a BBQ and have a lazy day in the sand dunes. I normally swim on two days every year, but it has to be a really hot day! Beaulieu, Petworth House, Arundel Castle are all close by.
How to get there
By train, we are 1 hr away from London Waterloo and 55 mins away from Clapham Junction (Liphook station, which is a 3 min drive for our house). We are approx 1 hr driving time from Heathrow and Gatwick and 45 mins from Southampton airport.
