Seaview is a unique property situated in an elevated position in the beautiful village of Lynmouth. Coastal paths are very nearby and the two 'Lyn' rivers run either side of the property, which flow from the hills of Exmoor, through Lynmouth and out to sea. Seaview is approached via a footpath up from the roadside to it's elevated position overlooking the lovely village of Lynmouth. The accommodation is laid out over four floors, comprised of four bedrooms all with sea views. The master bedroom has an attractive four-poster bed with en-suite shower room with toilet. There is a second double bedroom with en-suite shower room and toilet on the second floor. A spacious living room with large ornate fireplace is located on the first floor, the window seat is a lovely spot to relax and enjoy the views. There is also a cloakroom with toilet on the first floor with a laundry room off the first landing. The dining room and the kitchen are both on the ground floor, french doors lead from the kitchen out onto the patio and decking area so it easy to transport breakfast or dinner outside to enjoying dining al fresco.
Seaview is fitted with fridge, freezer, microwave, electric oven and hob and dishwasher (the kitchen is fitted with an Aga but it is not in use). Other equipment includes toaster, kettle, a variety of kitchen utensils, cookware, cutlery, crockery and glasses. There is a laundry room, washing machine and tumble dryer on the first floor. A television, DVD player and CD player is provided. Wireless broadband is available at no extra cost.
Electricity and heating costs are included in the price of your accommodation. Seaview is fitted with oil-fired central heating, plus there is an open-fire in the living room on the first floor (please note logs are not provided for the fire).
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Please bring your own bed linen for the cot as this is not provided.
There is an enclosed and terraced patio of a good size with decking, lights and garden furniture to the front of the property. Please note that this area may not be suitable for unsupervised children due to the steps and different levels. To the rear of the property is a small yard which is ideal for storing surfboards, drying, etc. Please note, there isn't a sea view from the garden, only from the upper floors in the house.
We suggest that this property is not suitable for anyone with limited mobility as the accommodation is set out over four levels and the property is approached via a footpath up from the road to it's elevated position looking out over the village.
There is no allocated parking for Seaview but there is roadside parking approx 40 paces from the gate, which is unrestricted in the off-season (from 31 October to Good Friday).
Between Good Friday and the end of October there is a two-hour limit on the roadside parking between 10 am and 6 pm. There is a local car park (less than 100m from the property) which is a pay and display car park. One parking permit will be provided for the car park if your booking is between Good Friday and 31 October. Additional permits can be purchased in advance via the local Tourist Information office: ************ or ************ open Monday - Saturday from 10am to 5pm (3pm in winter), Sunday from 10am to 2pm), or you can of course 'pay and display' using the onsite ticket machines. You are welcome to bring up to two dogs with you by prior arrangement. A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.

We arrived late and couldn’t find anywhere in the immediate vicinity to buy basic supplies. We had to go to Lynton. Best to shop before arriving at the house. We loved the house and hopefully will be back.
