The living room has a dinining area, two armchairs and a comfortable sofa, which unfolds into a double bed in seconds. It also has a quiet ceiling fan. The kitchen comes with gas hob, mircowave/grill, full size dishwasher, fridge, kettle and coffeemachine. The living room gives access to two balconies, one of which has two garden chairs and a small table. The master bedroom has a double bed. An extra single fold-up bed can be placed in this room, if guests wish to sleep in separate beds. There is also a dressing table and mirror, and a small bench. Like the living room, the bedroom also has a quiet ceiling ventilator as well as airconditioning (available at an additional €25 per week, but seldom required as most days and nights the ceiling fans provide sufficient cooling ). The master bedroom leads to a spacious terrace overlooking the pool with beautiful views over the countryside. The terrace has 2 steamer chairs, a large table and 6 chairs. The bathroom has two separate wash basins each with a 2-drawer bathroom cabinet, a jacuzzi, a large walk in shower, wc and bidet. On the landing there is a clothes wardrobe and a bookcase with a variety of books. Guests have private use of the swimming pool, the lawn and the portico. Underneath the portico there is a table which can seat up to 4 people. More garden furniture is present, including 4 sunbeds and 2 hammocks, providing ample opportunity for sunbathing and relaxing. All bed linen and towels are provided, including pool towels. The apartment has a range of maps and brochures to the local area and main tourist sites. A list of local restaurants, festivals, events and guided walks is also provided. Villa Sabina is situated in the region of Sabina, a region also known as 'the natural jewel’ north of Rome. This tranquil, unspoilt area, as yet undiscovered by mass tourism, has beautiful landscape and mountain views. The villa is perfectly placed for visiting the picturesque towns and villages of Umbria and Lazio (Calvi dell'Umbria, Narni, Rochette, Bagnoregio, Calcata to name but a few), as well as some of the most important historical and cultural cities (for example Rome, Orvieto, Spoleto, Todi, Perugia, Viterbo). The lake of Bracciano, the thermal Baths of Viterbo and the waterfalls of Marmore are also within easy reach. Sports activities, including golf, tennis and horse riding, are all within a 40 mins' drive. More

About the neighbourhood
There are many restaurants nearby to suit every taste and pocket. From fine dining at the Ristorante degli Angeli, to typical traditional food at restaurants such as Il Boschetto. The nearby takeaway provides tasty home-cooked Italian meals giving a whole new meaning to the word 'takeaway'. There are numourous festivals and events being organized in the area, including the cultural festival in Calvi dell'Umbria in August, the Narni festival of music, art and dance in July, the Umbria Jazz festival in Spring, and the re-enactment of Roman times in the archeological parc of Otricoli the end of May. Country and mountain walks are regularly organized by expert guides. A nearby horse riding facility also organizes tours.
Getting around
Use of a car is essential, but you can visit Rome by train. There is a direct train to Roma from Civita Castellana (25 mins' drive from the villa). The train journey to Rome (Termini station) takes 1hr10 min. You can also drive to Saxa Rubra (55 mins' drive), park the car there (1,50 Euro per day), and catch the metro-train (2 Euro) to the Piazza del Popolo (very central). You can walk to many sights from there.
