The location is a perfect with lush green around and it is in the midst of hills. Has an natural waterfall in the property. Newly built property with cute 5 cottages. The staff are very courteous and decent food. Worth the money

Ibni springs stands in an amazingly beautiful location. But the stay wasn't a great experience for the below reasons.

Negatives

1. While we were about to check-in we were informed that there is no cook available and we will need to order food from outside

2. Point 1 above was okay, then came the next condition - No non-veg allowed because there is a festival happening in some Durga temple nearby. While I can understand the religious reasons behind it, I'm not sure why it was not communicated in advance. I booked this place at least a month back.

3. No alcohol permitted because of the same reason (some festival happening somewhere near by). All I wanted was one or 2 beers, just to have a nice sleep to get ready for the drive next day, as we had a long drive planned for the next day morning. The caretaker initially said he will arrange for beers and later came and said that he can't. I reminded him that they were supposed to inform all of this in advance for which a cold reply came that the owner told him to inform now (That statement was like cutting off the discussion without any further scope. It had the tone that they are the rule makers and can change the rules whenever they want as they like)

4. When we made the order for the food, we specifically requested for no onions and no green chillies in the gravy as a person with us had allergy to those. And we specifically requested for less spicy food considering the kids with us. When the food came, we realized the caretaker who took the order didn't convey our requests to the hotel. The food was too spicy even for the adults in the team.

5.The design of rooms here has step like structures where some rooms are on the ground level while others are on top. We stayed on the top level. The front area of the room is pretty dangerous if you have toddlers with you. There is no fencing done there to prevent anyone from falling to the ground level. It's pretty deep, say 10 feet and can cause serious damage in case a kid falls.

So the people who run this place believe that comfort of the customers comes second to their own religious beliefs and festivities. This, as per me is a 'Terrible' attitude.

Positives

1. Nice location though the approach roads are bad
2. Rooms are maintained well.

We visited in March - newly built property with 5 small villas. Very courteous staff and decent food. If you stay on Saturday night, they arrange complimentary camp fire and music. You can book dinner via call, they take alacarte orders and cook decent food. Place is kid friendly, they can arrange milk and less spicy food.
Prefer the left most room, you can hear waterfall whole night. Average night temperature in cooler in ibni springs than in roads. Early morning birds chirping. You can walk near waterfall and touch water

Approach road is single road, you should have your own vehicle. Walls are thin, beware of surroundings.

Queen size bed, one side bench with cushions, outside tea table with couple of chairs, inside food table and a chair, one full dress almari, full size mirror, western toilet and geyser.

Locates midst green hills, a wonderful location. this resort homestay offers free Wi-Fi, complimentary breakfast and donot charge for water. staff is courteous. food is simple and tasty. they arranged a safari within 5 minutes when we asked them to do so. very near to city centre. they have small waterfall besides the property, left most hut has sound of waterfall which is musical for nature lovers. they also their home blend wine Wild Chili. great location, nice whether, lot of birds chirping in morning. loved my two night stay in Ibni Springs. and not to forget the complimentary bon fire they arranged.
