We stayed here the last week of Feb and it was average, the property does have 6 bedrooms and all have their own bathrooms, the issue is though that they are not maintained very well, a lot of bare concrete and the humidity has not been kind, for some reason they have used bamboo flooring and this has lifted in a number of places and is quite unsafe apart from being unsightly, hastily placed mats certainly do not cover up the problem, we advised the owner of when we were arriving and requested he arrange a transfer, at our expense of course, to be told there were plenty of taxis at the airport and just give them the address, thanks for that.

Once we arrived there was no one to greet us as promised, waiting around for nearly 2 hours late at night and trying to contact the owner, who lives in Singapore, was not helpful. when we finally got to the premises there were sheets draped over the handrails, no beds had been made and the poor person who finally showed up had to quickly make the place presentable.

For a tropical environment there is no provision for sitting outdoors, not a chair in sight, this isn't hard and most people when traveling like to have options, this property is in a complex which is secure but its up a very dark road with lots of construction occurring and many taxi drivers were not comfortable going there, even if they could find it.

The pool in the complex is communal and we used it everyday and the gym facilities were fine.

Its a real shame that the owner does not appear to care about his property as it wouldn't take much to make it fantastic, bedside lamps would be good instead of having to always use the ceiling lights, placing plants in the concrete constructions in the bathrooms, advising the security guards guests are coming and ensuring that the person meeting a traveling party is actually there would go a long way. Outside seating is a must. There's not even any brochures about things to do in the area, we were lucky we've been there before so were ok in that regard but if it was your first time you would have to venture out and find out about things to do.

If you have an understanding of Asian standards this place is fine, but if your expecting 5 star don't stay here, its good for a large group but that's about it.

We stayed at this villa for 3 days with a group of 13 family members in total ,coming together for a family reunion. It was a bit of a shock on arrival to find the villa located amongst construction of other villas. But fortunately that did not disrupt our holiday, although members staying in the back bedrooms complained about being woken up early by the construction noise coming from the site behind us. It was a WOW effect when we entered the villa as it was modern and spacious, over three levels. The ground floor open living dining kitchen was huge and works really well with such a big group like ours. Our only complaint is that 2 of the bathrooms in the back bedrooms on the second and third floor cannot be utilised as construction workers on the construction site behind us(this site is on a much higher level and it is fairly close) can look into our bathrooms. The bathrooms/toilets have a really odd design as they are located on a semi enclosed balcony and feels like a sauna when you walk out there. Because of the privacy issue, it was rather inconvenient as both the couples staying in the back bedrooms ended up having to use the bathrooms in the 2 master bedroom ensuites. The 2 master bedroom ensuites are very open, bathromm doors are made of clear glass so that meant the occupants of the master bedroom have to vacate the bedrooms before the other couple can use their bathroom. Sounds confusing but it is all to do with the impractical design of the bathrooms. Albert the caretaker says the owner may do something about it, ie. to have the balcony covered or some blinds or shower curtain put in, but really if this is not done, the villa should not be advertised as having 6 bedrooms 6 bathrooms (advertised as 7 bedrooms but 1 was locked up and not available for use). The bathrooms are very modern but certain things spoil the look. There is a planterbox in the master bedroom ensuite on the top floor, but there are no plants(which is understandable), instead the cemented floor is covered with green mould, not a pleasnat sight at all when you rae using the bathroom. The stainless steel water drainer/cover inside the shower has gone all rusty. Again not a pleasant sight. The floor vinyl beside the double sink in the master bedroom have lifted, so much so that we have to put a bath towel on it so it does not cut our feet when we stand there to use the sink. The air condition in the single bedroom downstairs did not work. We also had a blocked toilet in one of the bedrooms on arrival, however Albert was very efficient and got onto it, that was fixed but again on the day we left, it was blocked again. Poor Albert. We took Albert's advice and tried out some recommendations on places to eat and were not disappointed.
Apart from the bathroom issues, this villa served our purpose because of the spaciousness. And I would recommend it to big groups. Location is a good walking distance from the beach, we had cars so did not walk. Also we were told it may not be safe walking from the villa to the beach.

I travelled to Penang with 8 other people (9 in total) for xmas. Highly recommend it, especially for large groups or family vacation.

Tropika Ferringhi is a newly established estate, so a lot of construction is still going on around the place but I honestly didn't notice the workers the entire time we were there. It's located about a km up the road from the Holiday Inn off Jalan Batu Ferringhi. Uplands International School can be used as the landmark for taxis (don't pay more than 7RM from the main Batu Ferringhi strip).

The place is 3 stories. Just about every room has a private bathroom, some of which are semi located outside. Place looks just as advertised and packed with a/c and fans.

Albert, the host/guide for T.F. is an assett. He knows all the good spots (food and tours). Was difficult getting the cabbies to find the spot but Albert was more than happy to speak with them.

Location is very secluded and quiet but I'd definitely book again with a large group.

TIP: The trek up and down the hill each day & night was a bit of a hassle so we booked scooters to transport us up and down the hill each day.

The villa is in a gated and guarded area so security is good.
2 master bedrooms with king size bed, 3 other rooms with queen size bed and 1 room on the ground floor with a single bed.
If you're planning to go to Teluk Bahang Escape Adventurepark, this villa is ideal as it's pretty close to Teluk Bahang. Also close to beautiful Batu Ferringhi beach.
Exceeded my expectations because toiletries, extensive cutlery, towels, coffee and tea were provided. Everything was pretty fresh and clean.
Construction around the site didn't bother me much as we were out in the daytime anyway.

“Beautiful and peaceful villa”

I stay in this villa in August with my family. This is my second time in Penang. The first time we stay in Georgetown.

We really enjoy our stay in this villa. It is very clean and big. The furnishing is high standard. It is better then many other hotels. We like the bed. The mattresses really are so comfortable.

I like the location of the villa too. The surroundings is quiet. Only setback is it take 10 minutes to walk to the main road. Better if you have a car.

I would definitely recommend this villa.
