I stayed here for 3 nights with my 2 daughters.

Pros:
Price: about $100/night.
Location, location, location - perfect location right in the middle of the strip in Kona.
Strong WiFi signal in the room
Pool is swimmable and the temp was good but it was nothing special. It was a bit deep for my youngest daughter. It is 5ft.-8ft. The “hot tub” has no working jets and is considered a sitting pool at 3ft. deep.
Beds are descent and it’s pretty quiet at night so we all slept well.
Good view from our 4th floor balcony.
AC worked (but dripped water and didn’t get that cold).
TV worked and had some on demand programs but no premium channels.
Fridge, microwave, and safe (we felt like we needed it) in the room.
Coffee in the AM - but it is not great and usually gone by 8 and they will not make more.

Cons:
The whole place is very run down. Clearly maintenance/upgrades have not been a priority.
We couldn’t leave any food, soap or shampoo out or ants would come.
Our patio is nice but the front door opens up to an alley where the homeless like to hang out.
The pool rules seem to be more of suggestions rather than actual rules. A fair amount of rough play from kids/teens but we never felt unsafe. Just know it is not the most relaxing pool.
The best one...when we came to the room today the maids changed the towels and made my girls‘ bed but my bed was untouched! Strange.
I heard someone else complaining to the manager about the condition of their room.

Bottom line is you get what you pay for and for $100.

great place to stay in Kailua-Kona. Accommodations are nice and location is convenient. A great place to stay when visiting the West Side of the Big Island. The prices are reasonable. whencomparing them with the mega resorts.

We stayed in this hotel 5 nights. We arrived in a rental car. Location is great, close to shops and restaurants, opposite Kona Inn Shopping Village. Walking distance to Kailua Pier, park, churches, sea is just on the other side of the road. Checking went well, parking was either 10 USD/night or free in the lot right behind the hotel and its paid parking area. We chose the free parking and didn't have any issues. From there you can walk to the hotel across the paid parking lot (3 mins) and enter staircase or elevator.
There is no free breakfast offered anymore. Instead, the hotel gives you free vouchers valid in the Keoki's Donkey Balls touristic shop which seemed like nobody knew in the hotel where it was. It took us about 4 tries and 3 asks, till we found it. The answers were vague, like "opposite the hotel the coffee place". Eventually, at last somebody came up with the name and better directions, "walk out the road, walk right and look for it on the left side. It is a bit hidden.
Free breakfast! The voucher entitles 2 people to 2 pieces of sweet danish bakery/muffin, or a coffee and bakery, the rest has to be paid for. The shop does not have any good breakfast choice! We paid for hotel with breakfast, but no-real breakfast. When we inquired about this at the hotel, they were surprised that it is what it is but nothing happend.
The room! Our room was on first floor, roadside wing (closer to the sea). All that end of the wing looked like falling apart and in disrepair. The room was cleaned but looked worn down, so was the bathroom area and floor. Bathtub very old, shower curtain dirty, ceiling in the shower area had cracks and nice brown mushroom-like outgrows. We stayed 1 night because next day when I was taking shower, water was dripping from the ceiling light fixture. It was a bit scary as the light was on. I went to the reception and told them what happend. We were moved to another room on the third floor on the right wing, closer to the parking lot.
This room was slightly bigger, looked old but in somewhat better condition. No major problems there.
The courtyard of the hotel and the reception buildings in the middle are nice. There is a pool and in front what probably used to be the breakfast area. Lot of flowers, trees and greenery. Very nice and enjoyable.
It is a shame that a hotel in such great location and pleasant courtyard seems to be left to slowly deteriorate and does not get any updates.

Room tip: Avoid rooms at the end of the left wing (our room with leaking shower light was in 1004)

We stayed one night and needed near the airport for early flights back to the mainland. It was the perfect location. Staff was very friendly, office and pool area were very nice. The rooms were a bit outdated but bedding clean and newer. I did report to the staff that there were tiny bugs on the bathroom counter. They did not appear anywhere else in the room, but on the counter. I made sure to keep my belongings away from there as not carry them back home with me. The only other complaint would be is that the shower, although great water pressure, was made for a very short person. My husband is 5’11 of average height and it reached to his mid chest. For the money, it was a great stay considering it was so close to everything in Kona. It did cost $10 (plus tax) to park but most places charge to park and it would have cost more in parking if we had to drive to different places. All in all, it was a good stay. I hope they can update at some point because it would be a little gold mine with their location.

I stayed here two years ago and the location and cost of this place was so good it warranted a second stay on a return visit to Kailua-Kona. Unfortunately, two years on has meant two year's worth of lack of maintenance and the hotel is now very down at heel and rather sad. We were moved into another room on our stay because the first room was so non-functional (starting with a door mechanism that was out of battery and wouldn't open and continuing downhill from there), but our second room was only marginally better. It's a budget option hotel but I suspect that there are better budget options on offer in the vicinity.

Room tip: I'd recommend a room above ground level for better security.

This hotel is badly maligned by reviewers. It is definitely only a 2 - 3 star hotel but the room was clean, the sheets were clean, the bathroom shower and toilet worked, the swimming pool was uncrowded and it was in the absolute centre of Kona. Compared with the 5 star hotels further along the road, this hotel was value for money. Yes it badly needs a total overhaul as it is very old, but the staff at reception were cheerful and helpful.
