I will say that we had 13 in our group, and the house does accommodate this many, but it was too tight. The 2 queen rooms with bunks are just too small for 4 people. The master was huge and the downstairs bedroom was fine. The sofa bed mattress was not great but then again most aren't.
The other issues we had were with the hot water. 13 people cannot shower one after another because the hot water ran out after about 8 showers (and we all took fast showers). There is a hot tub right out the back door, but it is inside a tiny fenced in area and the water looked questionable at best (there were maintenance papers saying something about "floaters", whatever those are). This is shared for the 4 units.
On the positive side, the walk to the base at Park City is like 1 1/2 blocks and there is a bus stop across the Library. The field at the library is good for sledding with small kids, and a place where dogs are taken out to play. The kitchen had lots to eat and cook with and is open/spacious. The fireplace was nice and there is plenty of firewood (just bring matches!).
