We stayed as a couple on a Sunday night in June. The car park is large and free, we paid in advance so checking in was very quick and easy. The hotel really isn't far from Southwold at all and it's a pleasant ten minute walk.

We knew it wasn't a luxurious or modern hotel but we were pleasantly surprised by it's clean and comfortable room. We had bedroom 10 which is on the second floor and houses the fire escape - you might think that's a negative but in fact it had a large full-length window which lets in lots of light. Large bathroom, large bath and plenty of hot water. Downstairs there is a bar decorated in a modern, fresh style.

The breakfasts here are outstanding. While I opted for toast with a selection of Tiptree jams and Marmite, my partner had the full English - and he said it was the best he had ever eaten anywhere, the black pudding and bacon being exceptionally good. The service was also excellent, we were greeted by a breakfast waitress who was so friendly and really made you feel looked after.

My only minor niggle is that the stairwell did smell of cooking smells quite strongly and I wonder if it may benefit from a little fresh air there, but with wasn't a big enough issue to mark the hotel down as the smell did not drift into the rooms.

Comfy bed, plenty of lovely hot water and amazing breakfast, I can see why this hotel has such a good rating and would definitely stay here again.

This is a lovely hotel in a perfect location for Southwold. It is spotlessly clean and the staff are lovely. Having arrived on a motorbike on a chilly day (in June!!), it was so lovely to walk into our room with the radiator on! Great choices for breakfast including full english, smoked haddock and egg, scambled egg with smoked salmon or ham. Had dinner there one night which was also good. An easy short walk into Southwold but situated in a quiet location. Plenty of parking. Definitely recommend!

We weren't too sure what to expect before arriving and ended up pleasantly surprised. This hotel is much cheaper than hotels right in the middle of town but is only an easy 10 mins walk away. Really nice friendly staff, lovely evening meal and great breakfasts, all for a reasonable cost.

Nice and clean if dated , great for Southwold .
Food; breakfast very good lots of choice but found dinner menu a little lacking in imagination, for our taste ,mostly fried food on the main courses and again dated for our taste.
The staff throughout were very good polite and very helpful in fact faultless.

Stayed here for one night whilst visiting Southwold - we decided to pay for one of their better rooms and it was very good - excellent facilities, very comfortable bed and a delicious breakfast ( the scrambled egg and salmon)
