This was my family's fourth time on the Mayan Riviera, and this is the first place we've stayed that I've really felt I'd want to go back to. The property is about 24 apartments on three levels (one level being sous-sol). The apartments on the upper two levels are spacious and bright with beautiful views of the garden and ocean. Ground level units have spacious verandas occasionally visited by the resident iguanas. Second story units have easy access to the pool, garden and ocean via staircases.

Our unit was a two-bedroom, both with en-suite bathrooms. The kitchen is fully equipped - the only thing I missed was a kettle, I had to use a pot to boil water. Beware the pots in the gas stove: I burned my palm on a pot handle - you MUST use a pot holder. Also, bring your own tea towels. If you plan to eat-in, you can buy groceries at a supermarket in various locations: Puerto Aventuras and Tulum are the closest, but the markets in Playa del Carmen do have a better selection of "foreign" items. Note that plain black tea bags are very hard to find. Consider bringing them from home.

The property features a decent restaurant and the continental breakfast is included in the room rate. We ate several enjoyable meals there. You can order from the lunch menu at dinner.

The beach in front of the property is not very good for swimming. Very rocky. I did venture out wearing water shoes but no one else in our family did. The advantage is that it means the beach is very quiet. You'll see joggers and dog walkers and that's about it, apart from fellow guests Lou going on beach chairs.

Las Villas Akumal is a five-minute drive /collectivo ride from the quiet village of Akumal, or a fifteen minute walk down the beach. Closest place to swim on a nice beach, or have meals out.

The beach in Akumal is beautiful but busy. It's worth a visit because you can snorkel right off the beach and see very decent choral heads, fish and the sea turtles Akumal is named for.

We just loved staying here. The service was great and friendly, the apartment was perfect for us and we never wanted to leave. We will certainly return.

Stayed in Las Villas Akumal from 3/4/15 - 3/11/15 and it was excellent! Always stayed in an all-inclusive and decided to change it up. Booked a 1 bedroom villa ocean view but they only have 2 bedroom ocean views, they usually lock the 2nd bedroom so you cannot use it. Location was unreal…ocean view, pool and ocean right outside our door….in front of our huge patio with a table/chairs and 2 swinging chairs. Its a small development which was ideal. Villa has everything you need - beach towels, all household items to cook, free water in water cooler they refill when your out, large refrigerator, stove, no oven, toaster, microwave, etc. Huge living room and dining room to easily accommodate up to 6. Staff were friendly and eager to please. Had a few issues and they were resolved by admin. Free continental breakfast was above our expectations - toast, fruit, cereal, yogurt, pancakes, french toast, and danish every day. You can also order eggs and other hot food if you want. Walked to Akumal public beach daily to snorkel with the turtles. The beach at the Villa is not for swimming, huge reef so bring beach shoes to go in. Once past reef you can swim. Tiki bar at pool, happy hour 4-6pm daily. Overall, an excellent quality, cozy, and comfortable change to a huge resort! We did have a rental car which I would recommend but you can walk to Akumal public beach area for meals, some shopping, etc. We ended up saving a lot of money by not going all-inclusive. Bring snacks/food for your villa, food is pricey in Mexico. I would return again!

Room Tip: Absolutely get an ocean view room. First or second floor has huge patios/balcony with table/chairs and swinging chairs. We had #107 which got a lot of sun during the day. Also have racks to hang your beach towels and snorkeling equipment up to dry.

Had a two night stay in ground floor corner villa 001. The apartment was really well stocked, comfortable and super clean. Pool and garden areas are lovely with steps to the beach. Erasmo was very friendly & helpful serving delicious drinks by the pool and in the restaurant. Breakfast choices are sparse & don't match up to the price of the hotel. You need sturdy beach shoes to get in the sea directly in front of the Villas. A lovely peaceful stay and we wished we could have stayed longer.

Villas Akumal is a lovely beach front hotel with apartment style accommodation. We were only staying for 2 nights, but our spacious apartment had everything we needed.
Listening to the sea whilst drifting off to sleep was just lovely.
The location is about a 25 minute drive or taxi ride from Tulum where the Mayan ruins are and a large variety of restaurants and bars are located.
The restaurant at Villa Akumal closes at 9pm, something to be aware of it you are not self catering.

Las Villas Akumal is a great place to escape the hustle of Playa or Cancun.
Akumal is a short mile away. You can snorkel right off the beach. The views are wonderful.
We have stayed there 3 times. They have snorkeling gear that you can borrow.

The turtle and sting rays are common sightings in the first bay as you enter Akumal.

The pool is very nice.

We have only eaten in the on site restaurant for breakfast.

Room Tip: Pay the extra for 2nd floor. The 1st floor is great, but your view is of the pool and gardens.
