“SIGNIFICANTLY "Beat-up" from when we rented Coral Treasure two years ago”

First, Emerald Isle realty Staff is first class and went way beyond my expectations in trying to account for the problems encountered during our stay! My detailed list of complaints generated multiple personal calls after we left which is unusual these days when a complaint typically results in just an email apology. The staff at Emerald Isle Realty truly cared about our experience and demonstrated so in both deed and word!

We have rented Coral Treasure twice - in 2015 (and since we liked it so much) again in 2017! Coral Treasure is a very expensive rental and as such I expect a "top notch" property. In 2015 Coral Treasure was new to the Emerald Isle portfolio of properties and the property was amazing!! We fell in love with all of the amenities and the result was a decision to re-rent Coral Treasure again in 2017.

What a difference two years makes! We experienced a wide variety of issues from major safety concerns to minor things some of which were able to be fixed quickly by the Emerald Isle Maintenance Staff which made four trips out to the property during our stay! While the maintenance staff is very courteous and quick to respond, precious time was taken from our vacation to call the maintenance staff, wait for the issue to be fixed, etc.

In order to prepare future renters I am going to list only the most severe issues and those which are safety concerns:

- There are numerous boards popping on the walkway from the house down to the street which you use to go to the beach. This is NOT the wooden walkway to the beach BUT the walkway from the house to the street. There are wooden rails that are no longer connected to structural supports and many floor boards and stairs that have nails sticking out up to 1/4 inch. This was a safety concern as everyone was wearing flip flops and the nails caught people's feet and the handrail cut my hand twice. As we had little children in our party (4 years old), the safety concern was even more significant.

- Upfront, I completely understand the very harsh impact of the salty environment on everything that is metal or has metal as a fastener (screw or nail). The furniture on the deck outside the kitchen facing the beach was in various stages of disrepair. Some chairs were extremely unsteady and simply could not be used. Most were rusted and had screws missing or sticking out. The furniture at the pool was in a similar condition.
-- What I did not expect at all was the method of disposing of the broken furniture, With your back to the Ocean, the broken furniture was thrown in a pile on the right side of the house behind the pool pump and filter. Vice being stacked while awaiting disposition, it was literally thrown into a jumbled heap which in my humble opinion, created a haven for creatures and squiggly things.

- The grill has been eaten by the salt spray. A simple fix is to replace the existing grill with a good quality stainless steel grill or to replace the current style of grill that is made of sheet metal every year or two years. While the auto igniter not working is a small inconvenience, having to manually light the grill when there are shards of sharp, rusted metal handing from the bottom of the grill (where you need to light the grill with a lighter that hopefully someone in your party happens to have available) was again a safety concern. And yes again, I did cut myself the first time.

- The furniture in the theater room is falling apart. While this may not sound like a safety issue, the back row of seats is in such disrepair that the staples, which hold the press wood frame together, are coming out through the leather. They are particularly noticeable when you recline the chairs.

I must end with three non safety related issues which depict the disrepair of this property from when we rented in 2015.

- The floors in the kitchen have almost no varnish left from the sand people trek into the house. When chairs are slid around the dining room table, gauges to the wood are occurring.

- The fake grass for the putting green beside the pool (out of doors carpet / AstroTurf) is Black from grunge / mold. Again, I understand this is from the environment (salt air and in this case no drain to evacuate the rain) but no child or adult is going to use this once upon a time very nice amenity because it is just gross looking.

- There is a significant amount of plaster breaking loose on a corner opposite the stairs on the third floor, This is not a minor chip in the plaster but a scar that is approximately 18 inches long, Every time anyone walks by this corner more plaster typically falls off. And if a clean freak like myself, you will continually be sweeping especially to keep the drywall away from toddlers trying to taste it or pick at the damage to investigate it.

I must end by repeating that Coral Treasure is an expensive property and renters should have high expectations for the property! Additionally I need to repeat that we rented the property twice,,,we liked it that much in 2015. I am afraid that until the owner reinvests into fixing the major issues immediately to prevent someone from getting seriously injured and additionally invests into fixing the minor issues to prevent them from becoming major issues, this beautiful property will continue on a downward spiral!

Thank you to the Staff at Emerald Isle...you guys and gals are awesome and did well beyond the norm to take care of us and salvage our vacation!

“So close to wonderful, but fell short ”

After researching the island and having a very poor experience with another rental agency, we found Emerald Isle Realty and I worked with Gina, who was fantastic in ever way. We found this house, which was large enough to accommodate the 5 families we were vacationing with.
When we arrived, check in was a breeze and we were off. We arrived at the house and thighs looked ok, but not great. This is a pricey house to rent so I expected immaculate conditions. Within 5 minutes of walking around, our feet were black from dirt and while looking through bedrooms found huge wet spots that never went away in 5 out of the 8 rooms.
The dishwasher was labeled with a paper towel "do not use". A maintenance person was there and informed us that the elevator was broken and there were mold issues. Needless to say that the elevator smelled like mold/mildew for our entire visit and we were unable to use it to unpack at the beginning or leave at the end.
When I called maintenance, they promptly sent over the cleaning crew who then returned the next day to mop the floors. Beth, from the crew was wonderful. A few days later, the pool began to turn green and we again wasted vacation time on the phone asking for help. The pool crew came later that day to clean and shock the pool, which clearly hadn't happened before we arrived as it had a good deal of sand at the bottom.
His house had the potential to be amazing, but the beauty was lost in the details and issues that we continued to come across. The walls were filthy and paint was chipping on the walls as well as dark water stains and chipped paint on the ceiling.
All employees were courteous and helpful but his house truly needs some love and care to be asking the prices it does.

It was pretty good overall but there were a lot of little things that it needed. Locks were difficult to use on some doors, had a broken lock on one door, needed more trash cans in the house, internet was weak in half the house, downstairs bed squeaky and breaking, a few toilets were a little dirty on the inside upper area, little fridge downstairs had broken controls, could use a second fridge if you have a big family, 3 of us got sick so not sure if that was something in the house...movie room was sweet...keep an eye out for popping up nails and splinters...nice overall though....driveway difficult for parking/backing out because its on a main road...better to back in so you can get out easily...once again, good overall just had alot of little things that could be maintained better especially for people paying good money.
