A gorgeous property. But we encountered some potentially dangerous situations with our room. Overloaded circuits. They had a window AC unit plugged into a 10-15' extension chord that was plugged into a block into another extension chord that was plugged into an outlet behind the bed!!!! Along with the 2 table lamps!! One afternoon I go looking for another plug for a breathing machine (it had been plugged into a GFI outlet along with the microwave because there were no other outlets. That GFI kept tripping....) So I look behind the bed and a huge electrical spark flame shoots up at me. I turned my face and quickly moved the bed sheets away so I was not burned or the bed. VERY DANGEROUS....we think it was a fraid chord from my table lamp that shorted out. They did come up and remove my lamp. But they kept the AC unit plugged in and did not check the other identical table lamp in the room for a faulty chord.....We did NOT use the AC unit again!! The microwave was plugged into a GFI outlet - because of the lack of wall plugs, we used that for the floor fan and phones etc. That GFI tripped constantly and once sparked. Also - we had a dirty sheet (what looked like tiny blood marks) 2 dirty pillow cases and one dirty towel that had a brown stain on it. The bathroom door did not stay closed so lack of privacy. The one available window was broken and did not stay open. After pointing this out to front desk someone came up and up a stick in the window....(can't make this up). Most of the storage cabinets in were key locked with a sign that said "property of the owners, do not open." The pull out bed was broken on one side - very uncomfortable. Again - a beautiful property!!! Stunning views....just a shame the place wasn't better run. At check out a co-owner basically said that they pass all inspections every year, she was sorry we were "unhappy" with our stay and that they would "look into" our complaints....

Notwithstanding the great location, the facility definitely needs a big update! The room we stayed in (Courthouse) was large with a view of the Atlantic, but it contained the bare minimum: a relatively comfortable large king bed, a small tv, an old fridge. There were no chairs or sofa chair, no hair drier; the bathroom with a very small shower area was a "doll house" one - no place to put anything such as combs, toothpaste, own hair blower, razors and soap, etc.
No coffee / tea available outside the breakfast time (8h00 am to 10h00 am). When asking if coffee was available, the desk attendant answer: you have to wait until next morning during breakfast time! Breakfast contained bare minimum as well (scrambled eggs looked made from reconstituted egg liquids, sick looking sausages, only two choice of cereals, one type of milk, OJ from concentrate, no fresh fruit)!

Courthouse was very quiet, hardly any rumors from one room to the other.

Sleeping to the sound of the waves gives you an idea of how "on the water" this place is. Spectacular location with pool and beach literally 20 feet apart. Large rooms with balcony overlooking pool and beach. Amazing views of Nantucket Sound. Highly recommend the Pelham House Resort.

Rooms are big with lots of storage. Only a few have room air conditioners. Off season, weak continental breakfast. In season full breakfast. Pool is nice. You can see the ocean from every room. Could use some updates.

The location was great and room exceeded expectations and the staff was very nice. In the pool, on the beach with great sea food dining near by. Relaxing.neede to write 200 charhetors so this last line is me reaching that minimum .
