If you are looking for a place to stay near Tampa, Fl your search has ended. This property as well as the owners are exactly what you are looking for. Here is my honest review of the property as well as the ownership.

The condo is perfectly located. Just a 30 minute drive from all the excitement of Tampa, yet in a quiet and serene resort area. You can be to all of the fun sights, sounds, and flavor of Tampa in about 30 minutes. It took a little over an hour to drive to Orlando, should you want to venture out that far.

The condo is in excellent condition, and everything you would expect at home, you will have in this condo, and then some. The condo is located on the quiet side of the resort with a fantastic view of a small canal behind the condo. You are just a short walk from the pools, restaurants, fitness center, tennis courts, and beach. If you wish to drive, there is plenty of available parking near all of the attractions. The resort is very well maintained and very safe as well. All three of the pools were excellent and served a different purpose. My favorite was the pool located next to Hooks Waterfront Dining. The wait staff will bring you food and drinks, and the large heated pool and hot tub are a treat.

The first floor of the condo contains the living room, kitchen, and one of the bedrooms and bathrooms. The color scheme is relaxing, and the kitchen is very well stocked. The bedroom is nice, and overlooks the tree lined streets leading into the main part of the resort. This bedroom, and each bedroom has a private balcony. The first floor bath is spacious and has ample storage for belongings. The small stack unit for laundry is located on this main level, and we a welcome sight!

The second floor contains two bedrooms, each with private balcony and En Suite bath. The master bedroom is very large, and had wonderful vaulted ceilings. The master bath is rather large, and has a nice large shower stall. Double sinks and a huge amount of storage space makes this a great home away from home. The walk in closet is massive, and should provide plenty of storage needs. The 2nd bedroom is spacious and bright. Another very large closet, which is great for large families. The private bath is spacious and has a window to let in natural light.

You truly cannot beat this property at Little Harbor! The location, condo, and ownership could not have been better for my family, and we look forward to the next four times we will be renting this condo!

I wanted to make a POSITIVE comment about the ownership of this condo. They are wonderful caring and HONEST people. My whole transaction with them has been outstanding. Everything from the. Initial quote to the return of my deposit has been first rate. It is true, that the owners live in Canada. That being said, you will always have their phone number in case you need it. I received a call from the owner to check and make sure that everything was in order. My ONLY two issues (and it did NOT detract me from renting again) were handling very quickly, and did not in any way, shape or form inconvenience me.

All that being said, LOOK NO FURTHER, you have found the PERFECT condo for you, your family, friends, and/or love ones. I am going to share a few photos I have, and your welcome to contact me anytime to request more photos or information on this GEM of a condo!

We stayed at this property for one week at the end of July with my Mother and Father in Law, 2 Teenage Nephews, My Husband and 14 year old Son. The property was advertised for 7 people but the 7th bed was a blow up bed.

The house itself was clean and was a good base for what we needed, for the 2nd week of our holiday, the 1st week in villa in Orlando. There was a few teething problems like no remote for the TV and took 5 days to sort, damp bed linen but that didn't effect our stay.

Overall we had a good week there and enjoyed the house and surroundings. The resort itself was quite nice.

A week after we came home the owner contacted my in laws stating we had broken the glass on a coffee table. We can assure you we did not break the table. We even noticed the damage on arrival and if you read a review from March it appears the owner tried to blame another guest for the damage. Anyway we thought the owner could not possibly blame us as he had already blamed somebody else for the damage so we never mentioned it to him. But as we hadn't taken picture of every piece of furniture on arrival and departure, the owner decided that he would withhold my in laws deposit until we agreed to pay for the damage.

After many emails back and forth, My in laws agreed for him to take the $35 dollars that he quoted if it meant the rest of the deposit was returned, ( this went on for 4 weeks). The tone of the emails were not professional and at times quite rude. In the end my in laws requested that he gets 2 quotes for the work, and a invoice ( still being annoyed that we are paying for something that we didn't break ). We felt we didn't have a leg to stand on because he was holding the deposit

My Mother and Father are a couple in their later years and who if we had broken something would be mortified and would have contacted the owner themselves and offered to pay. Eventually the owner refunded the deposit minus $60 dollars as he said because they didn't accepted his first offer, it was now more!. This was received 4.5 weeks after arriving home.

Also after raising the issue of the beds the owner has now changed the house to a 6 berth, So at least he listened and implemented this so others will not have to have the discomfort of sleeping on a blow up bed.

For some reason this property is advertised twice on TripAdvisor. My Mother in Law has put a review on the other advert,

I would suggest the owner has a professional management company to overlook the property. At the moment there's only a cleaner who was there when we arrived but we didn't actually have a conversation with her apart from to say she would be another couple of hours cleaning. Perhaps if she could have shown us around the property we could have pointed out the broken glass table.

My family personally will not book this house again or recommend it to our friends and family, not because of the location or the facilities of the house but because of the lack of professionalism from the owner, and the tone of his emails.

We will have to reply on the other more positive reviews. The cleaners are the best to determine when the damage occuured and we expect someone in tis party did the damage with realizing it. there is absolutely no way the damage was done before their arrival. The table was the first thing you see on arrival. In our welcome and get acquainted email we ask renters to take note of damage on their arrival. Our cleaners are mature people who have been cleaning for us and other small landlords for a few years.

“Not beachfront, but very nice, well equipped, clean, and roomy”

Let me start by saying what this property is not. It is not beach front property. It does have a view of a creek or canal that is very pretty and probably empties into the ocean. The private beach that is advertised is probably a mile from the property. If you are like us, you might be surprised by the beach on the Gulf side of Florida, especially on this inlet. It is very still, with no waves or sealife that can be seen from the beach. Very different from what you might see from further down the coast or on the east side of Florida. Now, let me tell you what this property is. It's very clean, roomy, well maintained, and well equipped for your stay. It's 30-45 minutes from most things you'd want to see on the west side of Florida - Siesta Keys beaches, St. Petersburg or St. Pete's beach, Busch Gardens, Florida State Aquarium, Lowry Zoo, or any of the other attractions in the Tampa area. And, the price is right. Close to the condo, there is the Litlte Manatee State Park and Clearwater Aquarium, which I understand is actually more enjoyable than the Florida Aquarium. There is a wonderful water view from the Hooks Bar and Grill, which is right in the resort, and you might get the opportunity to see a manatee or alligator in the waters by Hooks. The Circle at Apollo Bar and Grill, which is a short drive, has excellent seafood. There are also family friendly restaurants within a short drive from the resort. If you venture towards Tampa and want good pasta and beer, check out the Magic Mushroom. Bottom line, if you're looking for a place that is in the thick of everything, this is not the place for you. However, if you don't mind doing a little driving to get to your destinations, or if you simply want the pools and scenery offered at the resort and you want to be away from the crowds, this is the place for you. A word of warning for all of you, like us, who are not from Florida, or, at least the west side of Florida: this place is an insect haven, especially after the rains. If you're venturing outside, even onto the balconies, spray yourself with some sort of insecticide, whether it is a natural insecticide or other sort, especially if it's been raining prior. Otherwise, the bugs will eat you alive. And, they're so small, you don't see them until after they've made you their meal.

The townhouse is close to the airport and close to all the attractions we wanted to see. When we walked in we all were amazed at the first look of the living area. Clean, nicely decorated and then to have 3 separate bedrooms with full baths was perfect for 3 girlfriends to have.

The owner Calder does not live local but he is very responsive to emails when making your reservation.

Michelle and John who manage the unit were extremely responsive as we did have a couple minor issues. Can't say enough good things about them.

Would recommend this location. 3220 Mangrove to anyone looking for a wonderful unit to stay and would definitely come back again.
