After a very long journey it was touch and go whether we got a parking spot outside the cottage to unload. We got lucky! It was great that we were welcomed with a bottle of wine and a free parking permit for the top car-park for the week, saving us £5 a day. A nice touch.

However, despite there being signs telling us to remove our shoes, the carpets and kitchen floor were filthy and I don't like getting dirty feet. We did remove our shoes to go upstairs, despite the carpets on the stairs and in the bedroom also need a good clean and hoovering.

The basement kitchen is much gloomier than the photo on the website suggests. It definitely had a spooky feel to it and our eleven-year-old daughter was afraid to go down there on her own. There was also a large amount of flies down there, which was unpleasant. We only ate at the kitchen table once during our stay, preferring to eat out. The kitchen was well equipped, but would have benefitted from a pair of kitchen scissors. It was also a blow to discover that the local Indian takeaway in Loftus who delivered had closed down and they were unobtainable by telephone, as we had to change our plans for dinner that evening and drive to Whitby in the pouring rain to satisfy our craving for an Indian meal. The cottage owner needs to check that the information in the holiday cottage pack is up-to-date.

The sofas in the living room weren't very comfortable and there wasn't a table of any kind to put drinks on. I suspect that the dirty rug and carpets had had many a drink spilled over on them for this reason. Great that there was free WiFi in the property.

The bed in the main bedroom was lovely and comfortable, thank goodness with tasteful duvet cover and pillow cases. However, the carpet hadn't been hoovered in a while and my husband discovered something pretty disgusting on it near the waste bin and similar around one of the bedside tables. Our daughter seemed comfortable in her room on the top floor, but that, too, had a very spooky feel to it.

The bathroom seemed fairly clean, although more attention to detail behind the waste pipe of the loo and behind the basin would have been appreciated. I discovered when I went to have my first shower that a pair of child's pants had been left on top of the shower unit. If the cleaners had done a thorough job in there, they'd have noticed these and discarded them before the next occupants arrived. The rubber safety bath mat was old, dirty and needed replacing. Lovely fluffy white towels were left for us, though, which was much appreciated.

A thorough clean after each occupant has left, deep clean of all the carpets/rugs, new sofas and a nest of tables or coffee table in the lounge would improved the enjoyment of this property no end. We have stayed in many holiday cottages over the years and this was one of the worst, I'm afraid. Staithes is a beautiful village, but it's such a pity there isn't a general stores for basics, as it's a pain climbing the steep hill to get the car to drive to the nearest food shop.

We pride ourselves on the feedback we receive from our guests so it was a surprise and disappointment to receive some of your comments.

As regards the cleanliness of certain areas of the cottage, we strive to maintain the highest standards for all of our guests and it appears that we have fallen short in certain areas for your stay. It is clearly unacceptable that previous guests’ clothing remained on the shower and floors appeared not to have been satisfactorily cleaned. Rest assured we will discuss these matters with our trusted and long standing caretaker.

It is a shame a local business has ceased trading, but we do not actively police the literature our guests bring back from their experiences in the area, and we’re sure it is done with the best of intentions.

The comfort of the sofas is a personal thing, but please be assured they are only around 3 years old, and the new loose covers were fitted within the last year.

It is a real shame you didn’t like the kitchen and your daughter found it “spooky” as this is the room we get the most positive feedback about. Many of our guests regard this as the heart and soul of the property and spend a good deal of time socialising there - some even cook on the old cast iron range.

We will be returning to Coastguards in a week or so and, as always, will review all aspects of the cottage, especially in light of your comments.

For all our guests I would always prefer to hear of any issues at the time, rather than something spoiling the enjoyment of their holiday. We do actively encourage feedback and have a record of listening and acting where appropriate.

Yes, I am always honest with guests about the fact it's over four floors, would rather people didn't come than had a difficult time when they do, and have deterred some but that's still best to be honest with people.
