“Excellent location, but house really needs repair & TLC”

Stayed here for the first 2 weeks of August, after booking early in the year. Family of 5 (2 parents and 3 children in their early 20's and late teens).
First the positives - the location is fantastic, right on the beach, overlooking the amazing lagoon. There's some garden between the house terrance and the beach, but the view is fantastic. The coral is right there along with all the fishes. It's near the shops (such as they are) and very convenient for the port, etc.
The house has a lot of space, and there's a nice (cool) pool in the centre of the property so you can cool off in private rather than lounge on the beach. The house is also in a small private 'domain' or residential area with a (unmanned) security gate. We were told by someone living nearby that the 'domain' was originally planned as some kind of hotel, with separate 'houses', but that they didn't have the money to finish the place off, so they sold each house separately. I also understand that this house is for sale ($1.7m), which explains many of the drawbacks that haven't been addressed.
It does have quite a 'Wow Factor' when you arrive and look around. Unfortunately this quickly fades when you get to living in it :-(
Now for the drawbacks.
Let's start with the booking/pre-arrival process. Tahiti Homes presents itself as a professional, high-end rental management company for good/expensive properties, and the service overall was 'OK' - minimalist and a bit 'snobby', but things went smoothly enough before arrival. We were a bit put out that we weren't allowed to arrive even 1 minute early (15:00 check in is a bit late when people are arriving on early morning flights), and we weren't allowed any time for 'late' check out either, which was a bother.
I should also mention that the property is available for rent either with or without the main bedroom, living room, kitchen included. I don't see how this would be possible in reality. This section of the house is the 'core' of the property. How could you ever just rent the other bedrooms and not the kitchen, or access to the beach via the main living room? Seems to me like just another way of making money from the rental. And that's the key - it feels like the property is slowly falling apart, but the owner still markets the property as though it's perfect, and is making as much money as possible while the going is still good.
Regrettably our 'briefing' when we arrived was not adequate at all, with important information missed out or wrong. And given all the problems with the property it is important to get a GOOD briefing if you are to avoid all the problems that we had to stumble over!
In fact we ended up having to depend on the cleaners for advice on what worked and what didn't. So, what were/are the problems with this house?
The main thing is that no one looks after it and repairs the big faults, so the renters have to work around them. When you read this you may say that it sounds like I'm a moaner and being hyper-critical. Well, yes, true - but if you pay this kind of money and get told that the property is at a certain level, then that is what you expect when you stay there. I should also say that all the issues I raise here were raised with Tahiti Homes too while onsite.
Let me run through our experience:
- Immediate problem. The house was full of mosquitoes. Well, so are all the islands. However if you invest in a little anti-mosquito spray you can make a BIG difference. This we did, and after a couple of days of intensive spraying, and then regular spraying, we made the place liveable. Why was the house not sprayed before we arrived? How long had the house been closed up before we got there, and why hadn't previous renters sprayed? There were clouds of these insects all around the property and living there was impossible without heavy spraying.
- The house was infested with cockroaches. The main problem was the BIG glossy brown ones (4cm long, with 6cm antennae). We found them everywhere, but the turning point came the 3rd night when they got through the mosquito nets into our bed! Yuk - feeling that thing crawling over my thigh - gross! After complaining to Tahiti Homes they let the cleaners give us some special anti-roach spray. We went on regular bug hunts and got the numbers down.
- The first night was ruined when a cat got into my daughter's bedroom at 1:00 am. Everything was closed up, so how did it get on her bed? We never found out. We were advised by Tahiti Homes to discourage the cat from coming, so after a few days it disappeared. But really, when you close up a house there shouldn't be holes big enough for cats (her main fear was, what else could get through a hole that size?).
- One of the main things not passed on in the briefing was about the A/C in the main bedroom. There is A/C but it MUST NOT be used. On the first night it was cool enough for us to just have the fans on, but the second day was much hotter, and finding A/C we decided to use it that night. After 2 hours we were woken by the sound of dripping water. Another night of sleep ruined. Water from the A/C was dripping through the ceiling onto the floor all night. After complaining to Tahiti Homes we were told not to use the A/C and the cleaners told us not to use the fans either as they are unstable and could fly off. Great! No A/C and no fans. This place would be unbearable in the 'hot' season. There are no fans or A/C in the other rooms either.
- A minor point. There are supposed to be TV's in all the bedrooms, and there are, but they don't work. In the main bedroom the TV is just piled behind a chest of drawers along with other electronic stuff that doesn't work. Actually, there is a lot of electronic stuff piled in cupboards around the property. The only TV that works is a small one in the main living room.
- One thing we were told about in the briefing is the water leaking from the 'professional' level refrigerator in the kitchen. Well, not leaking as such, it's a design fault - the condensation drips from the glass doors onto the floor, so there are mats put there to try and mop up the leakage. So be careful not to slip when water leaks all over the kitchen floor.
- The other thing we were told about was the 'odd' behaviour of the 'professional' level cooker. We were told it had a 'special' lighting process for the gas rings, and yes it certainly did. It took us days to get the hang of just lighting the 'special' gas rings. Oh and we were told that the main gas oven part of it didn't work at all. It was several days later - while we were talking to the repairman about the alarm beeping - that this was shown to be incorrect. It had a 'special' way of working, but it did work. By the way, we did have to call on the repairman regularly, and spent the first few mornings waiting for his arrival to fix problems in the various rooms. Too many and too minor to list them here. But still a nuisance.
- The huge 'folding/sliding' doors from the main living room onto the terrance need Herculean strength to open and close, and leave gouges in the wooden floor. After oiling the rails we managed to get to the point where my wife could actually open/close them - just.
So, the first 3 nights sleep were ruined:
1. Invasion by cat
2. Inundation of water from A/C
3. Invasion of big cockroaches
Night 4 we were woken by the beeping of the alarm in the bedroom. Of course we didn't know it was the alarm at first, it took some investigation. As we discovered the next day, the motion detector unit needed a new battery, so we changed that and silence came once more. By the way, although there is an alarm installed no one knew what it did in terms of alarm. Did it alert the police silently? Did it set off a huge screeching noise? Did it do anything? Don't know, so we didn't risk using it.
And the cleanliness? Well, when you book you are pushed to accept regular visits by the cleaners. We are not messy people and clean up after ourselves, however we agreed to some visits (paid of course). Now the cleaners are very nice ladies - very helpful about the things in the house. But really, a 40-minute visit by 2 ladies, is not enough to clean a property this size with any kind of thoroughness. So you get the floor swept and that's about it. The ingrained dirt in some areas of the property show that they haven't been cleaned for a LONG time (e.g. the upstairs part of the 'house'). They also come when they feel like it rather than when you might want them to come, but they are nice people. The pool guy also shows up sometimes - never says a word or announces himself, he's just suddenly there, and then he's gone.
And you do need to sweep the floor and surfaces every day because of the gecko poo. There are lots of geckos and they do poo a lot. They're not as big as the ones we had in Indonesia and I like geckos, but they do poo over everything - so make sure you cover anything fragile or valuable (I'm not kidding) at night.
Anything else? A summary?
Well, the location is fantastic, as is the view.
We found workarounds for the constant stream of issues with the property, but really it was a challenge, and my opinion is that the property is not in fit state to be rented out - certainly not at this price, and not without a LOT of warnings. It needs repair.
After we'd been there for a week, complaining and working to make the place liveable, Tahiti Homes people showed up (from Tahiti, with 15 minutes email notice) to give a bottle of local wine as some kind of ... what? Compensation? Apology? And then got snotty with us because we weren't there when they decided to just drop in on us.
So, would I recommend the place? The island yes. This house - well, come prepared and have realistic expectations. At the price being demanded, no, I can't recommend it. Too many faults, and I still have nightmares about that big cockroach running up my leg while I was sleeping!!!!

Ia Orana Dear Ms and Mr Ducker, Tahiti Homes top priority is guest satisfaction. Despite we are not the owners of the properties that we managed, we do our best to accommodate our guests in the best conditions possible. Living on a small island in the middle of the pacific can be a challenge but the whole team do its best and as quickly as possible when maintenance issues happen. Let me take the time to respond to each of your comments.
Check-In/Check-out : Yes we do fix times as we need time between two guests to prepare and clean the property. This was the case for your booking and clearly explain by Laina far before your arrival.
Rental of the whole property: A year ago, at time of your booking the owner didn't allow anyone staying in her master-bedroom. After our insistence she finally accepted to rent the whole property to guests.
Tahiti Homes attitude: Sorry to read that you felt us snobby. We thought we have been always reachable 7/7 and recommended you great activities and things to do to see options. Laina even took the ferry boat on a short notice and tried to reach you many times with no success. She met the rest of your party and everyone seemed happy and enjoying vacation. Our head office is based in Tahiti and yes she wanted to talk with you and do the round of the villa with you as it is easier to discuss face to face. She brought to your attention a 2 bottles of white wine. When talking to your party on site, everyone said that everything was ok.
Property condition: You have faced unpredictable maintenance issues during your stay (Pool, alarm) The team called the contractors to fix these as soon as possible. What they did.
This property is rented on regular basis every month, and deeply cleaned.
We have taken good note of your comments regarding the sliding doors and other little maintenance and have shared them with the owner that have promised to fix them.
Planning of contractors: we informed the guests which days and sometimes what time the HK or Pool boy will come as much as we can. They often don't speak english and are being asked to be as much as discrete as possible.
We understand that you are in right to expect perfect conditions and no default but being in this industry since nearly 5 years it is very challenging. My team and I are always here for the guests at any time, answering the questions and assisting as much as possible. One of our mission is to make our guests happy and I feel sorry that you lived a nightmare in this villa, we could have relocated you in another villa of ours or even in some of the 5-star resort around. We are here to assist. This is not acceptable for me to read such terrible experience that apparently lasts 2 weeks.
Yes this property in on sale as all nice properties in Tahiti and Moorea.
Too bad we had to go all over this through Tripadvisor.
We thank you again for sharing your experience at Villa Lagon and we'll for sure take these into consideration for the future.

With almost two weeks spent here in this idyllic location and amazing accommodation it rates as our best holiday ever! Comfortably hosted our extended family of 13.

Nous vous remercions d'avoir partagé votre opinion sur la Villa Lagon. Nous sommes profondément désolés de lire que vous n'avez pas apprécié la propriété. Ceci dit nous comprenons que 5 nuits sous une pluie battante n'a pas du contribuer à votre confort. En effet cette année le mois de décembre a été un mois de déluge ce qui a entraîné malgré nos traitements réguliers la sortie d'insectes. Ne pas voir le soleil pendant son séjour et rester enfermés par le mauvais temps ne laisse jamais de bons souvenirs. Il me semblait que vous aviez vu un seul rat, hors là vous faites référence à plusieurs rats. Cette propriété en de bord de mer bien que régulièrement entretenue se trouve dans un lotissement bordé de cocotiers avec une mangrove et avec cette mauvaise météo vous avez eu la malchance de vous retrouver face à un rat. Nous en avons pris bonne note et avons fait en sorte de traiter immédiatement la villa et ses abords. Cette villa polynésienne comme vous avez pu le remarquer est loin d'être luxueuse d'ailleurs nous n'en faisons pas la promotion ainsi. Cependant elle est extrêmement grande et très bien équipée avec 5 chambres et 5 sdb ainsi qu'une mezzanine. Elle dispose de sa propre piscine privée et un bord de mer exceptionnel. C'est un produit polynésien rare tout en bois. Sa toiture a été entièrement refaite l'année dernière, les rideaux, coussins transats sont neufs, là nous sommes en attente de la nouvelle robinetterie. Des travaux de sécurité ont aussi été effectués (barrières de protection, alarme, coffre fort). Chaque commentaire client est pris en compte et les propriétaires programment petit à petit les travaux d'améliorations.
Vous avez réglé 4331 euros pour 4 nuits pour 12 personnes tout inclus ménage de sortie et lavage de linge à la sortie ( donc 1083 euros par nuit et non pas 1680 euros / journée comme vous le mentionnez) cela revient donc à 90 euros par nuit par personne.
On vous l'accorde il y a encore des détails de maintenance à effectuer et ils sont programmés. Une maison est toujours en entretien et qui plus est en bord de mer.

Merci de votre commentaire. Permettez moi de prendre le temps de répondre aux différents points que vous énoncez car il semble que vous omettez certaines informations.
Il y a effectivement une seule clé par chambre et ce pour éviter la multiplication des clés et donc la perte. Cependant il y a deux jeux de clés pour les parties principales de la propriété que sont le patio "piscine" et la partie salon et cuisine. C'est une villa privée et effectivement nous ne fonctionnons pas comme un hôtel avec plusieurs clés par chambre. D'autre part je tiens à signaler qu'il y a un très grand coffre fort qui peut contenir plusieurs tablettes, et autres passeports, appareils photos et espèces. Il est d'une grandeur suffisante pour le nombre de locataires autorisé. Sachez par ailleurs que nous avons choisi l'installation d'un coffre pour la sécurité de nos locataires mais que nous n'en n'avons aucunement l'obligation. Il y a bien un système d'alarme avec des barrières invisibles et détecteurs dans toutes les pièces. Nous vivons au paradis mais l'île de Moorea comme toutes les destinations au monde sont malheureusement sujettes aux vols surtout si on tente les curieux et ce aussi bien en hôtel classé 5 étoiles, en pension de famille ou en location saisonnière. Avec le système d'alarme, des portes qui se verrouillent avec clés non reproductibles et un coffre fort nous pensons mettre à disposition de nos locataires tout ce qu'il faut pour mettre à l’abri leurs effets personnels. Je suis désolée qu'une louche et casserole vous aient faits défaut, pourquoi ne pas en avoir parlé à Laurence qui est venue vous voir deux jours après votre arrivée, nous aurions été ravies de vous amener ces accessoires, pareil pour le gaz. Dommage que rien de tout cela ne nous ait été signalés pendant le séjour alors que nous nous tenons à disposition 7/7 de nos clients. Nous avons tenté de vous contacter à maintes reprises sans succès. Quel dommage car j'aurais pu de mon côté vous faire part des plaintes des voisins vous accusant de rouler très vite dans ce lotissement privé et d'avoir casser le moteur du portail électrique car vous passiez par dessus celui ci. Sans parler des injures semble t'il que les voisins ont subis. Tous les ventilateurs fonctionnent très bien. L'équipe de Tahiti Homes est bien désolée de lire votre mécontentement sur Tripadvisor alors qu'au moment du check out que des éloges ont été faites par les autres membres de votre groupe. Nous ne vous en tenons pas rigueur pour autant et je serais ravie de vous offrir 15% de réduction lors de votre prochain séjour pendant lequel vous pourrez apprécier nos efforts à compléter les équipements de la cuisine.
