Jen, the caretaker, is super - easy to get in contact with and provides useful info about the condo; very prompt!
Bldg Security - excellent
Location - location, location, location! Close to "Shrine of Jesus, the Way, the Truth, and the Life" (great for church goers). Close to SM MOA - and now there is an overpass for pedestrians so no need to endanger life crossing the main thoroughfares going to MOA. :-)
Transportation - easy to flag a taxi; most days there are a couple of them waiting in front of building.
Environment - quiet, though there are a few reckless motorbike drivers to disturb one's sleep. But this is Metro Manila, right?
Amenities - 6 huge swimming pools for residents! Garbage collected 3x a day - awesome service! Bellhop service for moving luggages in and out of condo.
Condo amenities - well-equipped kitchenette, bathroom and laundry facilities are good (warm water in shower available!), AC is perfect, beds are ok, WiFi never fails (!), cable TV never fails, lots of electric outlets to charge gizmos (!), safe available inside units, furniture ok and functional (need to upgrade older dining chairs).
View - nice view of MOA and other buildings close by; sunset, too!
Drinking water delivered to unit (just phone call away), remember to order a day ahead.

Driver missed to pick us up from airport. I would not say it was the owner's fault - she apologized for this and Jen came to pick us up in a taxi.
One day, we could not get a taxi and the door person referred us to a shuttle driver. I wish we did not bite into this - no meter and asked us to pay 100 pesos for a trip that normally costs us 70. We haggled and prevailed. Again, just a slip on our part.
Generally, the residents are quiet, but there was one night when a party went on from a unit close to ours. We could hear the festivities well through the walls. Maybe the condo management should have a bylaw on excessive noise?
- Use telephone in condo foyer if contacting a landline - friendly people in the counter. It is expensive to do cell to landline call (and vice-versa) in the Philippines.
- Some taxi drivers may not know the directions to the place so be familiar with the street names and the turns. The good news is everyone knows where MOA is - just need to get one's bearings on how to get in front of the condo unit. I drive a lot so it was easy for me to navigate the drivers we had (taxi and friends').
- Call for drinking water delivery a day before; there might be days they deliver only for a shorter period of time.
- There are commercial establishments in building D (restaurants, mini-mart, spa). If you want to go to Sbarro, just do the 10-15 mins walk to MOA's Sbarro. You won't regret it!
Overall: We will rent the place again if we visit in the future. Rocel is a great owner and Jen is sooo helpful. I already recommended this to a friend!
