This beautiful property is just steps away from the Falls where the sounds of the falls can constantly be heard among the passing helicopters. It sits in the National Park, so I thoroughly enjoy the random sightings of monkeys, baboons, impalas, zebras and giraffes. The staff (tribal welcome crew, restaurant, reception and housekeeping) was extremely friendly and helpful. I booked most of my activities through Bushtrack, which I’m sure is more expensive than arranging on your own, but I was a solo traveler on a phenomenal birthday trip, so I wanted an amazing experience with limited work. Since Bushtrack has an office onsite and a person sitting in reception, everything went smoothly. The icing on the cake - on my last day at the resort, I walked out of my room and right into a pack of Zebras! One of the members of staff took my picture with them (it’s not safe to approach on your own) and he led me to the area where he feeds the zebras and giraffes. There, I got some great pics and lasting memories! Thanks to all for a wonderful experience!

Second time visiting here and it’s the perfect location for visiting Victoria Falls. The hotel staff greet you with a smile and they genuinely care about your experience here. There’s a great pool area for relaxing by after your trip to the Falls. The poolside restaurant has a great choice and they also cater really well for vegetarians which is something you don’t see that often. There is also a newly opened Sports Bar which has been a great venue to watch the World Cup and have a beer or 2! We’ve got to know some of the staff here and pleased to see the positive changes that the new hotel manager, Rob, has made. Also a special mention goes out to James, the new Poolside restaurant supervisor who is very attentive and clearly loves working here.
Would definitely recommend staying here if you are visiting the Falls.

Our group of 8 stayed for 3 nights recently. We thoroughly enjoyed our time at Avani and at Victoria Falls. It was fantastic to be able to walk into the falls with no problem (what an great experience). We also wandered down to the Royal Livingstone hotel for drinks at sunset. A magical sight.
The rooms were very clean and more than adequate for our needs. All of the staff were attentive and friendly. We also organised a driver to take us over the border to Victoria Falls. High tea at the famous hotel was a special treat
The pool area and grounds were terrific as were the wonderful zebra strolling around.

Great room, grounds, food and staff and the falls are within walking distance. Within the grounds we saw wandering zebra, monkeys, mongoose, deer etc. The hotel and grounds are well kept. All in all a great experience

We received top notch customer service and were treated like royalty. Thanks Selina and Rob!

We will definitely stay here again. The location is the best in Livingstone, right next to the Victoria Falls and the Royal Livingstone. Herds of zebra throughout the property make this a uniquely African experience. Easy walk to the Royal Livingstone via highly manicured walking path behind the property. We saw giraffe, impala and many monkeys throughout the property.

Breakfast buffet is 5 star!

Free admission to Victoria Falls which is a $20 savings per day, per person.

Room Tip: Keep patio door close during the day or monkeys may try to enter your room while you are away
