We stayed at the villa for 12 evenings in February 2016, for a family reunion, including Grampa and a 5month old. We paid about £100 a night, plus utilities, which added approximately 3,500Baht (cash only on check-out). We requested a baby cot, but were going to be charged 500+bahts a night, so it was cheaper (but far less convenient) to haul out our own from home.
The villa itself looks identical to the pictures on the website, with the two ground floor bedrooms opening up onto the pool area. There are an additional two bedrooms upstairs, one with a balcony overlooking the pool. The other room also has a small balcony. All rooms have en-suites. The kitchen is functional, but it wasn't stocked with any staples (eg no dish soap, dish clothes, salt, sugar etc provided). There is no dishwasher or washing machine. Wifi is quick and reliable. The villa Is new, so everything is in tip-top immaculate condition. Cleaning service is every few days, with sheets changed once a week.
The location is a pleasant stroll from Laem Ka Beach, although we didn't end up using this beach, thanks to the unloading of speedboats (and the path is gated closed after about 2pm! there's some comments on tripadvidsor re this beach). There are a few local restaurants nearby (try Ottos on the corner beside 7-11), some seedy looking bars, and the touristy seafood market is about a 10minute walk. Past that, there are a lot more touristy restaurants along Rawai beach, beyond the pier. Because we were looking for an air conditioned base with access to the pool, the location worked for us, but it is a bit of a hike to the more "yuppy-tourist" side of Rawai. The villa is quite far away to a good swimming beach too. Next time, I would definitely rent some form of transportation.
Our flights all landed at awful times (3am in one case!) and the team were excellent with coordinating with security to access the villa at these anti social hours. Danai was also on hand to answer questions & made us feel welcomed.
As noted in the disclaimer, the site is still under construction and there was the occasional noise, but nothing too intrusive and only during daylight hours. In fact, the construction behind our villa was rescheduled to provide us with a quieter stay- greatly appreciated. There was a little bit of night-time noise, mostly with scaffolding blowing with the wind. All temporary, though and future noise depends what's on the construction schedule.
