Pros: excellent top notch personal service. Couldn’t have been nicer and more helpful. Clean. Good location. Beautiful setting. Nice restaurant. Reasonable drink prices as well.
Cons: old and needs maintenance. A/C didn’t work although they tried to fix it. Hotel is quite dated and needs a refresh. They allow smoking in the bar inside and the stench drifts up through the entire hotel. That was hard for us. Croatia has lots of smoking, so we expected that, but not usually inside. The internet connection came and went as well.
Overall good. Hopefully you’ll at least know what the situation is through this review so you can decide if it’s for you or not.

Room Tip: Plenty of parking by the ocean across the street. But we were there in off season. Visit old town...

What a fantastic quality hotel this is, absolutely classic decoration and furnishings and the bedrooms are spotlessly clean, with the hotel being right on the sea front we chose a room with a sea view and large balcony. Breakfast was a selection of cold meats, fruit, cereal and a choice of omelettes or scrambled eggs, more than enough to set you up for the day. The staff are amazing, they were attentive, friendly and very helpful. There are a number of beach bars and restaurants beside Hotel Niko which were lovely for a sundowner or when you come off the beach. The old town is walkable in about 45 minutes or only 10 minutes by taxi which the staff will arrange for you. If you walk in the opposite direction to the town you will find a lovely walk along the sea front with bars and restaurants and the most stunning sunsets. The hotel has an amazing sea food restaurant with a very good menu, we can wholeheartedly recommend Hotel Niko.

Clean and comfortable, like home. The view is amazing. The hotel is connected to the city center by bus, which stops just outside the hotel. The breakfast is very tasty and varied. The staff is friendly and helpful. I’ll come back for sure!

My husband and I enjoyed our 3 night stay in Zadar. The hotel is older but the room is very comfortable and we appreciated being able to stream Netflix etc unlike other hotels .
Bed was nice we slept well! bathroom is a good size I’m glad we got a superior room as it was on an upper floor with a nice small balcony and a side view of the water when you stepped out on it .
We walked to old town but we love the exercise ,it was pleasant but a bit far….
Complimentary breakfast could have had more variety . The hotel kindly provided a bottle of wine for our anniversary .
Lots of parking right at the hotel
Overall recommended for a stay in wonderful Zadar!

I came to Zadar for a world fencing championship, we normally stay where the organizers suggest, this time their pick was not up to par, so my girlfriend found Hotel Niko.
Martina, Madja and Nina at the front desk were absolutely wonderful.
Always pleasant and ready to help.
It’s a family business and you can tell by the attention to detail.
I had a room on the first floor and without elevator someone was always ready to help with the bags.
My room was impeccably clean and it had everything I needed, including a huge balcony with the view to the sea.
The location of the hotel could not have been been, close to everything and in front of the water.
The restaurant was fantastic, we ate there several times, and the service was perfect.
I highly recommend Hotel Niko if you are lucky enough to visit the beautiful city of Zadar.

This family-run hotel wins you over as the days go by, until you realize that you couldn't have made a better choice, for your stay in Zadar... We were guests for three nights at this property, which, in terms of cleanliness, attention to detail and in-room amenities, is unparalleled. Nina (the owner) will go out of her way, with all the rest of the staff, to give you assistance and help, from beach chairs and towels to excursions, not to mention dinner in the hotel restaurant, which we came to thanks to a rave review in the Lonely Planet guide. In short, we cannot thank everyone enough, who made us feel better than at home. However, we would like to make a few suggestions to improve, as much as possible, the quality of the stay of future guests (both I and my partner were involved in hotel accommodation). The area located in front of the hotel is currently occupied by a parking lot, which does not improve the approach to the hotel; it would be nice if that area could be transformed into a green open-air reception space by moving the parking lot elsewhere (with a valeting system, asking for a contribution from the clientele, of course); also looking forward, the carpeting in the rooms could gradually give way to less problematic flooring for people with asthma or similar problems, such as laminated parquet or natural stone; and the elevator could be at least partially replaced with an exposed freight elevator, in the stairwell (but don't worry about your luggage, the staff will have it for you in your room without you having to deal with it on the stairs). Suggestions for improving an offering that, however, is already really top-notch.

Room tip: The sea view rooms overlook a rather busy street, at least in the summer, while the back rooms are very quiet
