We travel a lot, we travel in many different areas of the world and always stay in private homes or condos, this was not my first go round with Mexico. We spent a week prior to our arrival in Merida in an absolutely amazing house for half the price of this place. I know that we were paying for beach front during high season, I get that, but it was incredibly disappointing.
The pool is lovely, the quiet beach with very little foot traffic was great, the view of the ocean is spectacular, that's the end of the positives. The beach is covered in seaweed and trash, there is a crew that does their best to keep it clean but the water is not at all swimable, you would have to work your way through some pretty nasty water to get to clear snorkeling water. The shipping doc blocks you from walking along the beach to town and walking on the road with kids is not very safe. The shipping dock is also incredibly loud and when one is being unloaded it is overwhelmingly loud to the point where being by the pool or on the deck is unpleasant and difficult to hold a conversation.
The condo itself is old, they may have renovated but it appeared to me that those renovations included some cheap paint on even cheaper furniture and throwing a quilt over a nasty broken down squeaky sofa. The unit smells of mold/mildew and when we arrived on the windows was leaned up against the wall not installed. My sister had another unit in the building that was completely missing its bathroom ceiling. The beds are basically ply wood, the mattress was so firm that we ended up rotating who slept on the couch because our bodies hurt so bad from trying to sleep on them..and the sheets are mismatched and the cheapest you can by, super stiff and scratchy. Overall, this place is over priced and over rated, I would never return nor would I ever recommend it. The first morning we were there we spent hours online trying to figure out if there was anyway for a refund or to move to another unit or just rent something else. My husband has spent a significant amount of time in dingy accommodations while traveling in India and SE Asia and I have been somewhat reluctant to accompany him, the first night there trying to sleep in those beds with the noise of the shipping yard he said "if you can handle this you can handle India, its basically the same".
As for the condo complex - Pros, grounds are well kept; scenic views from balcony; plenty of parking; big and quiet pool; great beach-walking to the south; short, a little over half-mile, walk to town. Cons - Jacuzzi is not heated (same temp as pool); beach is narrow and was filled with sea grass every morning (someone cleaned the beach up most days), Wi-Fi was not working even though it was supposed to have been fixed before arrival. Rentals are individually owned so they need to be judged on their own. Be advised, the shipping port can be noisy if you happen to be there during unloading/loading of a container ship - went on for 12 hours; a revving and then idling of crane.

Time. The apt is great, perfect size and the view and sound of the ocean is fantastic! We would definetly stay there again.
The manager of the condo is also very nice and always ready to help you in anything you need.
