This property is lovely. The photos don't do it justice. In warm weather, I can imagine that the pool and the outdoor dining pavilion would make it hard to leave the property! It's located on small, curvy roads about 30 minutes (depending on which way the GPS takes you!) outside of Arezzo, which has the nearest train station to Florence. It was a good jumping-off place for day trips - we went to Arezzo, Siena, San Gimignano, Deruta, Florence and more. The scenery is breathtaking! Mountains in the distance, orderly fields, and those towering poplar trees look just like what you'd imagine Tuscany to be. The living areas are comfortable, the kitchen is definitely useable, and the grounds are excellent for walks.
The weather was quite chilly when we stayed - down in the 40s at night. Heat ran 30 Euros an hour, so we used a lot of blankets! Guests aren't allowed to bring the cars up to the villa, and the thick gravel doesn't allow for rolling bags. You'll need to carry your bags from the parking lot or from the villa's front gate (a shorter carry). The interior stairs are a gentle grade - and bags must be carried up to the 2nd and 3rd floor bedrooms. This house is definitely not ADA compatible.
My bedroom had two twin beds that were pretty much like rollaway beds, but they were quite comfortable. Some guests had a "sewer" smell in the bathroom, but mine was fine. There's a lift lever on the wall that flushes the toilet, and I allowed a lot of water to run through! The rooms themselves were incredible, but the furnishings were variable. There were lovely pieces of furniture in some - but not in others. There was good lighting in the bathroom and places to stash our toiletries. The kitchen and dining room are on the lowest level - like a basement walkout. It was often chilly in the cool weather.
Each bathroom has its own hot water tank that must be turned on at the wall to have hot water. None of them had been turned on for our arrival. Showers need to be short - they aren't big tanks. The challenge was that some of the showers had temperature regulators that didn't work. Mine was permanently set on "scald" and couldn't be adjusted. One wall of my bedroom had electrical outlets that didn't work, and one of my bedroom lamps was inoperable. But there was a nice floor fan and a remote control to turn off the overhead chandelier from the bed!
We'd paid for wi-fi, but no matter what floor we were on or what cell phone provider we used - we could only text. No internet access at all. We did mention all this to the property manager and she sent out repairmen, but the wifi and some of the showers remained a challenge.
Would I stay here again? I don't know, but I'm glad I stayed this time! I loved the experience of living in a villa like this for a week. It's something I will always remember!
