Stayed for three nights this summer and wished it could have been longer. New to the holiday rental market, the apartment was beautifully furnished and superbly well equipped. The welcome from owners Mike & Sue was warm, friendly and hugely informative. The local facilities are excellent and we appreciated both the fabulous sea view and the secure parking for our car.
A real 'home from home' , we highly recommend Royal Sands; it might not be the cheapest you'll see in Scarborough, but you tend to get what you pay for with holiday rentals, and this was worth every penny! Like us, you'll want to go back again.

Liked best: High standards of the apartment, perfect location and secure parking. Also the free WiFi access.
Liked least: The family next door were a little noisy at times; you can hear running feet and raised voices through the walls a little. However, this didn't spoil our stay,

OK, so before I continue......this is not at the Sands Development (I must remember to read the address properly!!!)
So after my initial disappointment of not being able to sit on a balcony whilst sipping a lovely glass of pinot grigio and being able to totter down to the pub below in my heels I saw this apartment for what it was......a lovely spacious 2 bedroom holiday rental which is very clean and has everything that you need......Egyptian cotton bedding, sea views, bath and shower, tv/video, fully fitted kitchen and 2 good sized bedrooms. The owner Sue is lovely and so welcoming and informative.
This apartment is 1st class and definitely worth a visit. It on the hillside just above the waterfront café so you are only a 5 minute walk to the beach and even with 2 chairs, bodyboards, windbreak, picnic, etc, etc it wasn't too strenuous a walk back up the hill (especially if you get your 12 year old son to carry the windbreak!). We travelled as a family of 4 (2 adults and 2 boys) and it is perfectly situated to leave your car parked up for the duration as you are only a 10 minute walk into the town with all it's restaurants and shops.
We will definitely return and would definitely recommend this apartment. :-)

Very friendly owner with good contact and information, lovely apartment with good view.
Location ideal for us going to Scaborough auditorium concert.

Had a brill time, no one should be dissapointed staying here

This is a nice apartment equally well placed for North and South bay as well as getting further afield to explore the coast or the Moors. We got s warm welcome from the owner who was good enough to meet us a lot later than expected due to travel delays. The secure off road parking is a great addition as it can get very busy, especially in high season. The apartment is very well appointed and everything works well. The owners left quality tea and coffee and also started us off with a pint of milk which was a nice touch. There is a lifet which is helpful with luggage but otherwise only a couple flights of stairs to negotiate in terms of accessibility. There is a large light an airy lounge / kitchen / diner with uninterrupted views of the bay and castle headland. In the living room a nice LCD TV and a selection of books and DVD's which we didn't get a chance to use but nice to have for rainy days or lazy days for longer stays. We would definitely return again and would recommend happily.

“A cosy retreat......”

What a beautiful apartment in a great location 5mins from Peasholm park at the north shore of Scarborough but only 15mins walk into town, great views of the castle and beach,sea the binoculars were very helpful too......lol. The apartment is tastefully decorated to a very high standard it has everything you could possibly need, from lovely bed linen and fresh towels down to tea towels and dishclothes, even tea and coffee, it really was a home from home. The owners have another 2 apartments in Filey which we have used which are equally as good.....can't wait for our next weekend away, thanks again Sue.
