We enjoyed our stay in this apartment in Lisbon. There is a lot of building work very close by but we rarely heard anything and didn't find it a problem while we were there (we imagine the previous reviewer was unfortunate and stayed during a particularly noisy part of the renovations). The apartment is in a good position for being able to walk to many places of interest and is really convenient for the metro and other public transport, if you want to venture a bit further. It's on quite a busy road but we thought the view, through the trees to the river, made up for this! There are plenty of restaurants nearby but the apartment is well equipped should you wish to cook meals.

“Lovely Apartment BUT”

Returned from a two week holiday in this apartment on 11th September. Having stayed in a previous apartment belonging to the owners we had no doubt but that it would be a lovely apartment. Indeed I booked this apartment last November and was so looking forward to our holiday. The apartment is beautifully furnished, extremely well located near Cais Do Sodre station with public transport, buses and trams on our doorstep (literally). The apartment had everything that we needed and was furnished just like home!. Unfortunately there were building works going on in the entire block of buildings and Archaeologists working along with builders and this was the view from our bedroom/utility room window. When we arrived at the apartment we were told that there would be some building work going on and as I was delighted with the apartment I didn't really think much of "some" building work. We are early risers and an 8 o'clock start by workmen didn't bother us. However what did bother us was the very large extent and noise of the building works. A wall was demolished during our first week which involved a lot of noise, the second week was not as bad but there were skips being filled and lowered and a huge crane at the back of the building. This work carried on until 7 at night and I suppose if we were younger and stayed out all day it wouldn't really matter but being semi retired it would have been nice to have been able to rest in the apartment at some stage during the day and stay in out of the heat at times. Just down from our building was a clothes shop which closed during our first week and the building to one side of us was also closed. The small restaurant beside us was opened and doing business but one would wonder for how much longer the rest of the block had blocked up windows and this was quite a large block of buildings.

As previously stated the apartment was beautifully furnished, had everything we needed, was close to everything and almost perfect in every way, but I could not recommend it for a peaceful holiday rental. Seemingly a hotel is being built over the next two years so unfortunately we will not be returning to this apartment.

I don't like writing a negative review and am trying to give a balanced idea of the apartment, we were close to everything shops, supermarkets, open fruit market which is a delight and everything is within easy reach and walking distance however the noise and disturbance was just too much.

“Excellent”

Stayed here on a weekend with my adult son. Location was great; the apartment was clean and comfortable. The price was fair. The owner Susana was very helpful, and had great recommendations for restaurants and activities. I will definitely stay here again the next time I'm in Lisbon.

With a marked increase in overseas travel over the past 18 months we decided to only submit reviews on accommodation/restaurants/attractions that were either exceptionally good, exceptionally bad or offered excellent value for money. On our recent trip to Spain & Portugal we stayed in two holiday rental apartments that truly were outstanding. One of these was the Rua do Arsenal apartment in Lisbon.

After a lot of research on-line looking at various holiday rentals in and around Lisbon we settled on the Arsenal apartment and contacted the owner, Susana, by email regarding availability, price, booking & payment method, etc. Our emails to Susana (& her sister Filipa) were always answered promptly, and the whole booking, payment & confirmation process finalised without any problems.

From the outside the apartment building itself is not much to look at. It is located in Chiado, one of the older areas of Lisbon, where there are a lot of former office buildings undergoing renovation into hotels & apartments – a process that seems to have stalled in the current economic climate giving the area a bit of a run-down appearance (although at no time did we feel unsafe walking through the area, including late at night).

We caught a taxi from the airport and were met at the apartment by Susana who showed us through the apartment and provided us with information on the area and local facilities. The old adage “never judge a book by its cover” certainly applies here – the apartment itself is definitely a gem & not what you would expect from the outside - the photos on the web do not do it justice (the apartment is much more spacious than it appears in the photos). Entering the apartment you walk straight into a large open plan living area with a comfortable lounge area (lounge/sofa bed/coffee tables), a dining area that seats 4 and a full sized kitchen (with everything you would need to prepare full family meals – not that we did any cooking with all the great eating options nearby). The separate bedroom features a king size bed and plenty of wardrobe & cupboard space. The bathroom was clean and modern with a good sized shower and plenty of light. Off the corner of the bedroom is a utility room with a washer/dryer and plenty of hanging/airing room for your laundry and storage for your luggage. Both the living area and bedroom are air-conditioned and the windows are double glazed, drowning out the street noise from the buses and trams during the day. Cable TV and secure wifi are included – a bonus after struggling with hotel wifi around Spain for 2 weeks.

With regards to value for money - as part of an organised tour of Portugal we stayed at a 4* hotel on Liberty Avenue for 3 nights (supposedly one of the “better” locations in Lisbon) and in our opinion the Arsenal apartment provided far better accommodation at less than half the cost – we would gladly choose this apartment over a hotel room anytime.

For us, however, one of the best features was the apartment’s location. The local buses and trams run right past the apartment, meaning most of the local attractions can be reached either on foot or by inexpensive public transport. For example - it is a 5 minute walk to Augusta Street and Commercial Plaza (heart of tourist area); 5 minute walk to Cais Sodre (train station to Belem/Cascais etc, buses, hop on/hop off bus stop, ferries, supermarket, river markets, etc); 10 minute walk to the Alfama district (restaurants & bars); 15 minute walk to Bairro Alto district (Fado bars & restaurants). There are also quite a few small shops and cafes on Rua do Arsenal that are worth a visit as well as a number of good restaurants and bars on the riverfront virtually across the road (Seame is great for a drink or two and watching the world go by).

We stayed 5 nights at the Arsenal apartment and highly recommend this apartment to other travellers - if you are looking for good quality, value for money accommodation for a couple (or up to 4 people) we doubt you will find better in Lisbon.
