The villa itself is beautiful. The rooms are good size, furniture although old very comfortable , it has all the amenities . We were two families (total of 4 adults and 4 kids) and it fit us perfectly and it could have easily still fitted one more family, as there is a large room with 2 double beds where all the kids decided to sleep. Every room has an ensuite bathroom. The garden and pool are nice and well maintained. However , if you are planning to stay at the villa in the hot months of the summer, just don't bother. Although advertised as air-conditioned , and the manager still claims it it. It is NOT. There are those old air conditioning units in every room that do nothing except give you a major headache from the noise . they seem to be either never been maintained or probably maintained over a decade ago. They don't generate any cool air. The villa caretakers are friendly and reachable but didn't agree that the AC has an issue. While this shouldn't be an issue in the cool spring and early summer months, it is a major issue in the scorching heat of August (temperatures reached 41 degrees Celsius this summer). Keeping the windows doesn't help much as most days there is no breeze and you'll end up waking up every morning at sunrise because the sun is in your eyes. Waking up at 6.30 every morning wasn't exactly our idea of summer vacation. The location is perfect for hikers and people who don't mind driving a lot. It is close to San Gimignano which is an excellent place to go for meals , a walk or small shopping. It is also a popular area for hiking . It does take a while to get to the highways by car and the road is quite dark at night so if you are planning to do a lot of road trips in Tuscany it is not an ideal location as you need to factor in at least 1.5 hours on the road to get to most places in Tuscany. The minimum booking allowed at this villa is 7 nights. Sitting in the backyard in the cool evenings would have been amazing except for the mosquitos. While this is very normal for such location , if traveling with kids , it does get annoying as it is more like an infestation not just a few ones and those mosquitos bites do get infected sometimes. While the electrical mosquitoes repellents we bought from a supermarket there seemed to work in the rooms , the outside remained an issue as they attack in big quantities as soon as you sit outside, and they were not slightly bothered by sprays etc. Not a fault of the villa or its owners but worth noting as the one of the main perks of renting a villa in the countryside is to sit in your backyard and be surrounded by greenery. The villa has a security alarm system, which when activated ensures no access to the inside is permitted. However , its backyard is easily accessible from the road. we woke up one day to a man in our backyard taking pictures from the windows of the inside of the villa (he is renting it next summer and thought he d drop by and see it). Again, it is not a major issue as he wouldn't have had access to the inside any way, but a small gate could deter such intruders and at least encourage them to ring the bell before entering the backyard and scaring its residents.
