“No frills”

This villa is on the rustic side, but sadly not in a particularly charming way! Really the interior gives the impression of not being terribly suitable for paying guests - the furniture appears to be second-hand and has all seen better days. This came as a surprise to me, given that our week's rental was EUR 2,100, and our family of 5 had just stayed for 3 nights in a really luxurious hotel in Lucca (including a sumptuous breakfast!) for just a bit more per night. I know obviously you've got more space, and a private pool, but the difference between the general standard of the accommodation in the two places was startling.

The location is STUNNING - about 10 mins drive from buzzing (but very touristy!) San Gimignano, and the view from the pool across olive groves and vineyards and up to San Gimignano is amazing. You're perfectly situated there for day trips to Florence, Siena, the Chianti Valley, etc. However, you NEED a car, I would say! The villa is at least 1.5km down a little road off the main road.

The pool, although a bit basic in terms of its construction, is very well situated (getting all day sun), sparkling clean, beautifully maintained, and well appointed, with two umbrellas and 5 sunbeds. I was glad we hadn't come with young children, though, as the pool isn't visible from the house, being accessed via a little olive grove, and there are no steps to play on. Well, it looks like there were steps, but they've been boarded over for some reason, so you use a ladder for getting in and out. Also it's not deep enough to dive into, being between about 1.2 and 1.4m all over.

There's a balcony along the side of the house which is lovely and cool in the morning and would afford a fantastic view of both the pool and San Gimignano were it not for two huge leylandii trees in the way, which mean you can only see down to the pool and up to San G if you crane your neck - a great pity!

The inside of the house is very strangely set out. It's actually two separate accommodations, one sort of studio apartment with a kitchen with a dining table and a couple of sofas in it, a bathroom and a master bedroom (marvellous big comfy bed), and then there's the main part of the house with a larger kitchen with dining table and little living area, and a further master bedroom plus twin room and bathroom.

The main kitchen had a dishwasher and a hob but no oven, and the smaller one had no dishwasher and a freestanding cooker (with oven) that was about a foot away from the wall, and unplugged. Between the two kitchens we found most of the necessary equipment, though it has mostly seen better days. Neither kitchen had any mugs, only tiny coffee cups, so a proper cup of tea was out of the question. There was a filter coffee machine but it produced rather tepid coffee.

Neither living area was large enough to accommodate our family of five. One of the sofas definitely feels like its cushions have been discarded, it's very uncomfortable to sit on. Both it and its mate in the smaller kitchen / living area are covered by bedspreads. And the armchair in the master bedroom has a staple sticking out of its arm that drew blood!

You don't get the idea that the house was equipped with luxury or generosity in mind. Each person gets one pillow, the bedside lamps in the twin room have no shades, and the elaborate chandelier-style light fittings have space for lots of bulbs but many are missing or dead. I could only read in bed, or in one seat on the sofa in the small kitchen area, everywhere else was too gloomy. On the subject of electrics, we found most socket plates came away from the wall when the plug was unplugged, definitely a hazard for children!

There are mosquito nets on the windows but none on the doors, so it's hard to get a breeze through the house during the sweltering evening and night without inviting mozzies in too. I've never stayed somewhere with such high temperatures where no fans are provided for the bedrooms.

While remote, the house isn't quiet or private, it is attached to the owners' house, underneath and to one side, and they are very much in evidence from around 7am.

The list of amenities includes wifi, but for the first half of our week we only had it briefly each evening, before losing it and having to ask the next morning to have it reinstated. It improved from zero to minimal once we were given the modem to keep in the house so we could reset it through the evening as needed. The list also includes a washing machine but this isn't in the villa, it's in a little room under the house and shared with the owners (you know when they're using it because the sink in the villa gurgles quite loudly) - and there is a sign requiring guests to pay 2 euros per load. Perhaps previous guests have spent their trip to Tuscany running up vast bills with constant laundry loads (mind you, there are very few clothes pegs!)

Book this villa for the breathtaking view, the immaculate pool, the convenient (if you have a car!) location, the excellent local advice from the kind owner, Concetta, but don't go expecting luxury. I was expecting more in the way of comforts from the price tag, but I have no experience of other villas in the area. It did seem to me, however, that it wouldn't take much investment to improve the experience of staying there, and it seems a pity that this hasn't been done.

At the end of a narrow lane set amongst the vine groves looking to wards the beautiful hill top town of San Gimignano this Villa attached to the owners house is typical Tuscan accommodation, with its thick walls large rooms,and high ceilings meaning it stays not too warm in the high summer temperatures.
Complete with large swimming pool, garden and furnished pergola covered in grape vines great for alfresco dining.
The Villa is set in a very quiet and beuitful location with birds and rabbets for company
The owners are very friendly and accommodating I would recommend you to ask Concetta and Paolo to cook a meal for you during your stay the Pasta and wild Bore is to die for.
