just got back from the Millers house. I want to go straight back it was amazing !!
The owners sister Marianne was fabulous she allowed us to access the property several hours earlier than agreed and was a wealth of information regarding sightseeing and local amenities.
The house was amazingly restored with all mod cons including WIFI. We were welcomed with a basket including all the basics milk, bread, butter, pasta and sauce and most importantly wine !
We had access to both pools and sun loungers and inflatables were all there waiting for us.
Walk into town was approx 45 minutes, which was a nice walk during the day but as stated when booking car is a must!
The road to the house is a winding mountain road but after a few trips its not a problem,the view on the ride to the villa is a sunflower heaven !
Its a great base to see the whole of North Umbria we visted Gubbio, Perugia, Umbertide, Citta di castello, Florence, Trestina and Assis and a whole host of other towns.
All the locals were friendly and welcoming.
Cannot recommend this place enough if you want to escape the world for a fortnight this is the pace to go ! My teenagers actually started to communicate again without phones :0)

The place itself is very picturesque. However, it is paramount that you should be aware of certain aspects that the owners did not make explicit at the time of booking - the Mill House is at the end of a rubble road that goes up into the mountains and takes a minimum of fifteen minutes to get to. A previous visitor aptly commented on how her car may need a service or new suspension. We ended up puncturing our tyre which took a day to sort out.
Further, there is no phone reception or phone line at the property which made us feel particularly isolated especially as the nearest property that is inhabited is at least half a mile away and for that reason, you may feel a little vulnerable in case of fire or other emergency.
When we expressed our dissatisfaction, the owners put us in touch with Marianne and Andrew. Andrew in particular was very rude and Marianne rather unhelpful - they suggested an alternative place which was unprepared.
We were particularly cross and disappointed about the whole experience especially as it was not cheap - on the plus side, if you like solitude, you will be we'll suited and the property has a lovely pool (although it didn't work all the time we stayed there). You should be aware that the music and TV/DVD player are rather ancient and perhaps not quite what you would expect. The shower also fails to drain properly so each time you go to the toilet, you end up trawling across a wet floor.
San Leo Bastia however is a lovely small village with friendly people. I would urge caution and ask plenty of questions before you go.
