“Nice villa but ...”

The villa was exactly as described, a well renovated 3 bedroomed farmhouse with a modern well provisioned annex (under the swimming pool). It was well equipped with a washing machine, dishwasher and cooker in the kitchen which includes a large island. Outside there is an comfortable covered outdoor seating area and additionally a table and chairs for 8 allowing meals to be taken in the evening under the stars overlooking the valley, which was stunning. As a bonus there is also a really effective wood oven which makes the best pizzas I've ever had! All good so far.

The niggles...

We primarily booked the property on the understanding that Cortona was walkable so that the teenagers in our party (16-21) could enjoy the facilities without having to rely on lifts from parents or cabs. When checking about this before the holiday I got a mail stating "A pedestrian path used to exist from the villa to Cortona's park but it's not walkable at the moment. The route to do by car is steep and too long to walk (more or less 50 minutes of hard walk). Since that area is nice to have a walk, you could do the hardest part of the route by car and then park your car by the tennis court and walk to Cortona."

Niggle number two is that the path down to the villa is for experienced drivers only. Whilst it is only about a couple of kilometers in distance it is very narrow and twisting, and eye-wateringly narrow where trees infringe or rocks stick out. It used to take local taxi drivers about 15 minutes from top to bottom in the evenings - longer for 'novices'. a real problem with hire cars as every little scratch mark is 'noted'.

Niggle number three is that the main house does not have air conditioning and as a result there were A LOT of biting insects who seemed immune to the sprays and plug ins used.

Niggle number four (last one honest!) the pool is small so doing a few lengths was not really an option.

Suggestions for improvement would be

1) be clear in the villa description on the inaccessability of Cortona by foot and highlight the difficult driving conditions to get to the property (spend half a day with a chain saw and 'lose' a few trees on the path down?)
2) Install AC or bigger more effective fans in the bedrooms (admittedly it was two very hot weeks when we stayed there)
3) State the size of the pool in the blurb so that there are no surprises! Also there is no longer a football facility.
4) install better lighting outside as its impossible to see what you are eating or to play cards at the outside table after dark.

One other thing - the local management agents were excellent.

I would definitely stay at the villa again if the proposed improvements were made as its in a beautiful spot and the house is spacious (although our teenage contingent would take a rain check).

“Tranquility”

We loved this property and the Terretrusche Agency that represented it. We have rented other properties in Italy and would return here. Location is just on backside of hill of Cortona. 5-10 drive to edge of town and then a 5-10 minute walk into center.
We were 2 related families - a mix of 4 adults and 4 sons (young men) and there was plenty of space for all of us. The old house has been expertly and tastefully renovated and furnished. The outside terrace and pool area nicely laid out and planted. Extremely quiet and private. We could only see 3 other houses in the distance.
Negatives are a steep dirt road drive into the property, spotty internet access. Not suitable for small children as property is terraced into a hillside. No A/C but we didn't need in late June; house stays cool.
