Prior to our visit and during it, we found Maurizio very helpful and friendly. He is very accommodating. He met us at the waterbus stop, which is normal for this type of holiday, as arranged. My review below is exactly as we experienced, it is not meant to be unkind but more a warning to others and perhaps some points for Maurizio to improve upon. This was not our first trip to Venice, or staying in apartments, we picked this one because of good reviews and the fact it had 2 bedrooms. What we experienced was not what we expected

The apartment is ideally located for easy access to all venues in the city and waterbus stops. It was very clean but not really suited to a family or older people with mobility problems because it is set on 3 floors, with no handrails to hold on to going down very steep steps, this can be very dangerous at night going to the lower kitchen level because there is no working light to light the staircase up - there's a light there but Maurizio says it doesn't work, This is a real hazard. It's really not suitable for anyone staying longer than 3 or 4 days. Maurizio himself said he had never had anyone stay a week before.

The first night we were there, we were doing an evening meal with the grill on, kettle on, a light on and a fan on when the electricity blew and we were without power, this was around 8.00 pm. We immediately texted Maurizio but had no response. We had no idea what had happened.

Between 8.30 pm and 9.30 pm we sent a further 3 texts with no response. We then rang the mobile which said it was switched off. We therefore had no power, could not move around the apartment much because of the danger of the steps with no light, we had to move around my mobile phone light. We decided to go to bed! At 2.00 am, we got a text from Maurizio, apparently his phone battery had died and would be with us around 9.00 am. He turned up just after 9.00 am and showed us where the power switch was, it was separate to the circuit breakers where my husband had checked the night before. He also explained that we had to limit what we were using with regard to electricity because he was only paying the lower tariff of 3kw, so there was limited electricity supply to the apartment. We didn't have that much on!

Someone had previously mentioned the tv not working, Maurizio says he is trying to get someone out to fix it, which seems to have been ongoing for a while! The truth of the matter is that the tv is not connected to a service provider - so it is not broken, just no service provider being paid for. TV actually works well if you put a DVD in!

The bathroom door was an issue, as I have read on previous reviews, difficult to close and very noisy, this has been an ongoing issue and still not resolved. We came home from being out one morning to find the bedroom door had fallen off and broken a picture - it had come off the frame, the hinges having come away from the wood. Maurizio was good to his word and came the next day with a workman who glued the hinges in place then came back the following day to hang the door.

The kitchen area is a good size and great for sitting down to a meal, breakfast etc, as long as you aren't doing too much to use up electricity. There is a hazard in the raised area because the tiles are the same colour as those leading to the patio area. I went to look at the patio, which was very dirty and because of the weather there were a lot of mosquitos so we didn't use it. Stepping back into the kitchen, I didn't realise there was a small step onto the raised area and missed my footing, resulting in a very bad fall onto the tiles. Just something for people to be aware of, perhaps some hazard tape or maybe a row of different coloured tiles to distinguish there is a step?

I would recommend you take clothes hangers if you like to hang your clothes because there are only 4 in the wardrobe. Storage is plentiful for clothes in drawers and on shelves though. Window in bedroom cracked

This has been my experience this week. I was with my husband and 35 year old daughter. The apartment was very clean and Maurizio a very obliging host. He says he has only had the apartment 12 months, so he knows there is work ongoing, which there clearly is.

I would recommend that when previous occupants have left, he throws away the food they leave behind, because it could be it has been there a while.

Also, it would be good for him to have a book with local information in it such as Doctor, opening times of supermarket, etc, but also information about bin collections. We know from a previous stay in Venice at another apartment, that the bin collections each day are for different things, such as paper, recycle and general waste, this would be useful to have. A sort of guide to things. It would also be good to inform people staying about limited electricity supply.

The apartment is ideal for those who are only looking for a place to sleep and out most of the day and night, maybe only staying for a few days.

Sadly, I could not recommend this to any of my friends because of the problems we encountered.

“Excellent location”

Could not fault the location of this apartment - short walk to ST Marc's square and the Vaporetto stop, but in a very quiet street so little or no noise.

The kitchen had a "damp" smell, but not sure if this is normal for Venice. The bathroom door was an issue with teenagers as it was difficult to close and was noisy. Also, we could not get the TV to work, and no instruction was given when we checked in. Wifi was good!

“Clean, quiet and comfortable”

I stayed in this apartment with my wife and young daughter. The quiet location, beautiful antique furniture and well appointed kitchen made this the perfect base to explore Venice. There's a supermarket nearby to stock up on supplies, and it's only a short walk to St Marks Square. I'd happily stay there again next time we're in Venice.

“Badly kept appartment in an excellent location”

The house is not well looked after: There were rotting potatoes in the cupboard, half eaten ice-cream in the freezer and a half-empty juice carton in the fridge. The dishwasher didn't work, and we were not told until after trying to turn it on. The entire kitchen smelled horribly for the rest of our stay (it smelled pretty bad when we got there as well). Several lights and several sockets didn't work, and the kitchen sink was blocked. All this made eating in the appartment an unpleasant experience. The bathroom door barely closes.
The location, however, is excellent. 10 minutes walking distance to Piazza San Marco, and in a relatively quiet and untouristy part of the city.

Would you recommend this hotel to a friend?   No.

Sorry for the inconvenient. Butthe dishwater was preouvuosly fixed but not well.
In August close to 15 in Venice is difficult to find a worker to fix it..

“Location Location Location”

The location cannot be faulted and the apartment was very quiet and spacious. it is also just a short walk from the ferry/ taxi ports on either side of the island. The owner was informative and walked us from the ferry to the apartment.

Positives - very clean, spacious, central, comfortable beds
Negatives - low ceilings (my husband is 198cm tall and couldn t stand in some areas), Bathroom door is missing the inside frame and doesn't close easily, no wine glasses (just plastic champagne glasses), smelly courtyard/, wifi only works in some rooms

All in all, with just a little more owner attention to detail, I would have given this a five, but if it wasn't for the location and size would have given it a 2 or 3.
