Spectacular views of the Grand Canal and Rialto bridge in a clean charming room with character and genuine Venetian flair. We stayed in room n.2 and any other similar room in other places was at least double the price.
Tasty continental breakfast including boiled eggs, fresh croissants and fresh coffee in a room also with stunning views.
If you are looking for character in the best location at a reasonable price this is your best choice.
The staff are very welcoming and friendly, thank you all; Flavia, Helen, Nicolette, Manuela, Erica....
The only con: since it is a historic building (it has been a guest house for centuries) it has no lift and there is about 70 steps to reception and rooms with views. But the staff kindly helped us with the luggage on arrival.
We had a perfect honeymoon and we are definetely coming back!!

The first thing to note would be the stairs to the hotel residence; the only way. This may be a problem for guests who are vertically challenged. Those working at the reception desk where most kind, and the rooms where clean. The layout of of the hotel is rather odd, noting that myself and my wife stayed in room 4 which is literally across from the reception desk. That being said, our room had a double door which protected us from any noise. The breakfast included was a very standard continental, as advertised. The view from the dining room was above average by far, noting the sun shone in during morning hours & the Rialto bridge in perfect view. Noting again with the dining room, there are guest room doors attached to the dining room, so any guest leaving their room in the morning will be met immediately by others eating breakfast.

Honestly, this hotel is a great & affordable location –for what it is worth– in Venice. I would stay here again, but i would also like to see what else is to offer in Venice to have a good idea of what is available.

Room Tip: In Venice, the earlier you book the better, regardless of hotel/residence due to the mass amount of tourists. Plan ahead!.

This is a cozy little hotel with 11 rooms, so it's quiet and very quant. We were put in room 11 which is at the foot of the stairs, which appears to be considerably smaller than the other rooms after looking at the pictures posted to this site. My side of the bed was a bit higher than my husband's side so I kept rolling down to his half, but we didn't mind. We also didn't mind the 52 step climb up to breakfast each morning, and in fact, made the climb every evening to watch the view of the Grand Canal. The climb got us in shape for the bell tower and Duomo in Florence :) The staff was very helpful and polite, and the breakfast was great. They offered several gluten free options which was a pleasant surprise.

Room Tip: Downstairs room #11 is small but you don't have to climb the 52 steps to get to your room at the end of the day unless you just want to.

Good location, tasty breakfast with diverse coffee and tea choice, cold-cut, cheese, egg, cereal, juice etc., breakfast-room with canal view, friendly staff, complimentary tea and coffee in the guest-rooms. Everything okay for a tourist visiting Venice. Sports/fitness: natural climbing machine with exactly 70 steps, which we did at least twice a day very likely :)

My wife & I stayed 3 nights completing a two week visit to Italy.

Paying extra for Room #1, a suite with a large bed overlooking the Grand Canal. The views & sounds were magnificent! It was worth every penny! The room was spacious & very clean with a modern ample sized bathroom.

Breakfast was included. Typical European. Fresh & plenty of choices. WIFI (free) was good but slow during peak time.

Staff was very friendly & engaging. We felt welcomed unlike a lot of places in Italy. A special shout out to the team! Flavia, Helen, Nicolette, Manuela, Erica...awesome!

Last & least the 69 stairs you have to navigate and climb to the hotel. Makes you work off all the pasta & wine you consume in wonderful Venice.

I highly recommend staying here & booking room #1...Ciao!
