“A Special Place...amazing location”

My husband and I loved this apartment. The setting is beautiful. It's a mile walk from Bellagio and away from all the hustle and bustle of town. It is surrounded by a large private garden, a private beach and pool. Just a few yards away is the Nene café....great for a daily coffee as well as purchasing some wine.
The apartment itself is spacious and the view from the round window in the bedroom is amazing. It's a very peaceful and serene setting. The large windows in the living room/dining room open up to a gorgeous lake view, although there is no deck to sit outside.
There is a little alcove area where you can go outside and that opens up to views of the hills and the church next door. You do have to walk up 3 flights of stairs to get into the apartment.
Andrea was great to work with. We didn't have a car, so he met us at the ferry and gave us a ride to the apartment.

“Wow - great Porthole!”

Beautiful apartment in wonderful villa set in expansive gardens overlooking lake Como and into the distance Villa Carlotta . Lovely village of San Giovanni at our doorstep and a short distance from the bustle of Bellagio. Owners were very obliging and helped with our luggage to the second floor apartment . Wonderful porthole lying in bed looking out to the lake in the early morning . We will be back.

This apartment, set in the Villa Trotti, is very special and has lots to commend it. The living space and eating areas are spacious and enjoy views directly over the lake (although no balcony to sit out on). Character abounds with a classical mirror, old original fireplace and an interesting large porthole style window in the main bedroom. There is plenty of storage space and a hunt round will find an assortment of games and a TV (all Italian) to entertain if the weather is not good. The wi-fi works well.

Upstairs into the roof space there is the main bedroom plus a further single room. The remaining sleeping accommodation is on a large open landing (so no privacy) and takes the form of a convertible 'L' shaped settee. Off the landing is a small narrow balcony, set in a roof opening - not very practical but useful to help air circulate on a hot day (there is no air-conditioning in the flat, just a few portable fans)

The grounds of the Villa are very well maintained and secure with gated access. There are nice walks along the edge of the lake and then back round via the swimming pool (a decent size, well equipped with sun beds and effectively set in a woodland glade. Don't forget to look at the colourful facade of the building from the promontory.

The apartment is looked after by Giovanna, on behalf of Andrea the owner. Both were easily contactable and Giovanna especially was very helpful in arranging taxis.

Being located outside of Bellagio in San Giovanni presents one or two problems, as walking to the resort is not practical although it is only 2km or so. To get back and forth you really need a car (but parking in Bellagio not always easy) or alternatively use the mid lake shuttle boat which stops at San Giovanni (but not that frequently) or the tourist train (not totally reliable but stops outside the gate). so taxis are the best bet (10 euro from Bellagio) but note they are difficult to book in advance (as the drivers hold out for airport trips) and stop completely at midnight!

Negatives - just two and both concern steps! The apartment is on the top floor, 54 steps up. not so good if you have heavy luggage or an elderly relative in tow. Secondly, the stairs within the apartment are varnished and very slippy in stocking feet. They come to an end in an extended double width bottom step which blends very closely to the varnished colour of the floor and might one day cause an accident - you just need to be careful about this and be sensible. However, I would suggest the owner does something to highlight the change and to differentiate the tread.

“Beautiful Lake Front Villa in Tranquil Garden Setting”

My wife and I and our three children ages 12, 12, and 14 recently stayed at this wonderful villa situated directly on the waters of Lake Como in peaceful San Giovanni. The owner Andrea and the caretaker of the apartment, Giovanna, were very accommodating and made our stay a memorable one. To begin with Giovanna met us at the San Giovanni pier which is a five minute walk from the Villa (or a fifty yard swim-literally from the Villa's private stone pier). The Villa itself is set on a gated tract of beautifully manicured grounds directly along the lakefront about a 15 minute walk from Bellagio (I would suggest walking only in daylight as the roads are narrow and winding with very little sidewalk) or five minute water taxi to/from the San Giovanni pier. Cabs were also no problem to get back to the Villa from Bellagio but if you want a cab into Bellagio you will need to call ahead. There is a lovely pool on the grounds a short walk from the Villa through the private gardens with changing area and showers. It is a great place to take a late afternoon nap in the shade of the palm trees and bamboo after a dip in the pool. The apartment itself is situated on the fourth floor and is very comfortable. Although we were disappointed there was no air conditioning- it was extremely hot during our stay- there are ample windows to catch the lake breeze and fans to aid in moving the air around. The views of the lake, alps and the gardens combine to make a simply spectacular setting. We all enjoyed the crystal clear waters of the lake- just feet from the Villa and the tranquil setting of the grounds were a welcome respite from the crowds of Bellagio (which is also incredibly beautiful- but very crowded in July). If you want a peaceful, relaxing base while exploring this beautiful part of Italy, you can't go wrong with this hidden gem. It was a very good value with plenty of room for our family. I look forward to returning again to swim off the ancient stone pier and wonder through the bucolic gardens with a glass of wine as the sun sets over the lake and mountains. incredible.
