Well located in a quiet residential zone, a few minutes walk from the train and bus stations, with free parking, close to a large shopping mall, not far from the centre and the lake (you can go everywhere walking). Free private parking and good quality wifi. The outstanding feature is the garden and terrace. Very nice breakfast too, although a bit pricey. The room was somewhat basic but comfortable enough, and included a bathtub (you can't take it for granted nowadays) although there was no air conditioning. The staff were friendly and helpful.

We stayed here for four nights in July. The hotel is in a very good central position on a quiet street and there is a private car park to the rear which was of great benefit to us. There is a lovely secluded garden and terraced area which was a great place to sit for breakfast or indeed at any other time of day. Our room was basic but spacious and clean, although the towels were the thinnest, greyest and most threadbare that I have ever experienced in a hotel. Whilst the first few members of staff whom we met were exceptionally friendly and efficient, everything went horribly downhill at breakfast. The two women serving on our first morning were, I think, mother and daughter and they were very grumpy and miserable and obviously found the guests a huge inconvenience. I possibly would not have thought so badly about it if it wasn't for the fact that on the second morning only the mother was present to serve (she was well into her eighties) and when we walked into the dining room she was sitting eating her breakfast and reading the newspaper. She refused to get up to serve us until she had finished and rudely told us to go and sit down and she would come to us when she was ready. After some time I went to the reception and asked the pleasant receptionist how we should order our coffee and she came in to help us herself. Some other guests were also exclaiming about the astonishing behaviour of this woman. The receptionist told me that the unpleasant woman was the owner's mother and she would tell him about this behaviour but he then turned up and I was asked to go and speak to him myself. His response was one of complete dismissal of the problem and he told me that they couldn't get any staff so that was just the way it was and we would have to put up with it. Other guests were arriving into breakfast by this point and she was treating them with the same disdain - it would have been funny if we weren't paying for the experience.
There was also a problem with the room servicing in that nothing was replenished and towels were not changed unless we went to find a chambermaid ourselves, although this was tricky as they were only on site until 11am. One day our room was not serviced at all, although to be fair the chambermaid came and found us the next morning and was profuse in her apologies.
I recommend this hotel only for its position, which suited us for where we needed to be, and its parking. However the service and staff were so bad that I am sure that there are plenty of other hotels in Annecy that will be pleased to have guests rather than treating them as a complete pain.

Little little place should rate much higher. Cute family run hotel with free parking in a great location. 5 Min walk to main strip and lake or train station if u come that way. Fabulous shopping on your doorstep with commercial shopping precinct - Zara and H&M. Also Monoprix. We didn’t eat out but ate dinner both nights in the garden with takeaway from this amazing supermarket. And had a beer and glass of wine to go with. Free car park is amazing and easy to get in and out (although a bit tight). We got upgraded I think to a family room, it was perfect, roomy and dark for our baby boy to sleep. Kettle and fridge in room. Staff very friendly and helpful. Can’t say enough about this place. Ps. You cannot hear the trains. Seen some rubbish comments here from people about it. A++++ great value for money

We stayed here four nights. Initially difficult to find - easiest is turn left on leaving railway station, not far from Novatel hotel. Small hotel, staff friendly and helpful. A short walk to the lake, plenty of cafes and restaurants.

We spent two nights at this small hotel, conveniently located at walking distance from the main train and bus stations, and close to the historical center of town. The room was on the smaller size, but with two windows, and quiet, despite being on the first floor facing the street. In the bathroom, no barrier separated the shower, hence the floor can easily get wet if you are not careful. The bed was comfortable, and storage room sufficient for our needs. The wi-fi a bit spotty, but sufficient for low-intensity browsing and emailing. We did not have a refrigerator in our room, but the maître d'hôtel kindly agreed on holding a bag with our perishables in their kitchen large refrigerator. She also equally kindly made a parking spot available on the street (unfortunately, and this may as well be the only drawback worth pointing out, the dedicated hotel private parking was full on both nights we were there). The breakfast buffet was of good quality, with a selection of items that can cater to most tastes (especially lovely, the jams and the cheeses). The young lady who served us with coffee and hot milk was particularly sweet. I would overall recommend this hotel and try to book it again if we happen to visit pretty Annecy again in the future.
