Very compact, well designed basement flat, excellent small bath/shower rooms, kept tidy, charming private sitting out area below street level. It may not be where Tripadvisor map tells you it is, but it is in New Town, just down the hill from Heriot Row, off Dundas.
We loved the apartment!! We usually stay around the Royal Mile but fancied a change. It was a 10 minute stroll to George Street/Princess Street and we were surrounded by lovely cafes and takeaways. The apartment itself was spotless. The master bedroom is beautiful and the kitchen had everything we needed.
We will definitely stay here again on our next trip to Edinburgh

When we arrived, the owner had given us the wrong key code so that we couldn't get into the apartment. At that time we didn't have his phone number either! Although we did get in the same evening, he subsequently described giving us the wrong key code ' a bit of a misunderstanding'. (!!)
The basement flat was fairly dark such that we couldn't really tell it was a sunny day outside. The location is fairly central and this is positive. Many of the fixtures and fittings would have been fine when new, but now are substandard ( most of the taps in the property were loose; the bolt on the bathroom door didn't lock the door securely; the mattress on the single bed was uncomfortably hard).
We stayed here for a long weekend on the recommendation of a friend and were really impressed with how central it was. Very comfortable and cozy and we were able to walk everywhere. Loved the restaurants and shops in George Street.
