“Amazing Location and perfect place to stay!”

We were pleasantly surprised to find this rental was only a block from the train station! how nice to arrive to town and not have to figure out the transit system right away. the shared entry way to this flat was under a bit of construction, the flat itself was just perfect! The host left an instruction sheet to help us settle in and wifi, beds and bathroom were just what we needed. It was great to have a bunk bed in the second bedroom so my teenaged children didn't have to share a double bed.
We couldn't have been happier with the location - just off the Royal Mile on one side, and the other was only a block away from Princes street and all the major shopping. Their was a grocery store only a few blocks away as well.
we would absolutely stay here again if we return to Edinburgh!

“Put up or shut up”

There are several issues we had with this property. Firstly when we turned up at the pre- arranged time 3.00pm, we couldn't get into the property following the instructions given. After several phone calls with the manager she eventual turned up 1 hr later. So my wife, my 3 kids and I were left waiting on the street during this time. Rather than immediately expressing any apologies as one would expect, she had the audacity to complain about the disruption to her day! The situation was further exacerbated by the fact that the flat had not been cleaned for us! When we advised we were not happy with the start of our holiday and the treatment we were receiving she quite rudely told us to leave and let her and the cleaner (who had turned up) get on with cleaning. We had to leave our bags and go into town. We returned 90mins later and entered the apartment and had a look around. First thing we noticed were hairs on the mattress, bathroom sink, toilet and shower. When we phoned the manager back to explain we still weren’t happy her husband/ partner who said he was the owner was unpleasant to my wife and he told us to "put up or shut up". My wife hung up in tears. We contacted trip advisor but did not hear back from them or the owner that night. On further checking of the apartment we also discovered plates had been washed and put back in the cupboards wet, there was melted cheese hanging from the grill in the oven and there was a slice of toasted bread left in the toaster. This has been a terrible start to our family holiday, and we were upset that TripAdvisor were not very helpful either – they just kept advising us to sort it out with Manager. Considering the lack of apology and how my wife was spoken to we did not wish to talk directly to either owner or manager again.
As it was an implied term of our contract via TripAdvisor, that the accommodation provided would be accessible at an agreed time and of a standard of cleanliness and quality reasonably to be expected from this type and price of apartment, this contract has been breached and yet neither the owners or TripAdvisor have offered any kind of apology or compensation, and I will not be booking via TripAdvisor again.

We endeavour to satisfy all our visiting guests at Cockburn Street, as can be seen from the kind reviews received previously.
We had experienced issues with the booking and sought to remedy this by going directly to the property and arrange access as soon as was conceivably possible. Despite heavy traffic levels, we arrived within one hour.
The Manager and another team member prepared the flat to the same professional standard as expected by all guests. We are frequently complemented on the high standards of cleanliness achieved, expressed in our visitors book and reviews on many sites including trip advisor.
Unfortunately it was made clear that this or anything else was not going to be enough.
An offer was made to refund the value of the booking and to find alternative accommodation. Despite this, the family chose to enjoy all the benefits of this fantastic property and its amazing City Centre location for the 5 days booked.
The guests made several calls to the booking agent regarding the late entry to the property; we sought to contact the family to deal with the complaint. Unfortunately the guests chose not to pick-up our calls.
The wife of the family made it clear from the outset, compensation was the only solution or we would receive a bad review on Trip advisor!

“Location location location”

Stayed in May with 2 adults and 2 children.
After much searching on TA chose this on location and price.

The overwhelming thumbs up is the location. It's 300 yards from Waverley bridge and the train station. You are on the doorstep of the old town and it's great restaurants and bars. Cockburn street is fairly steep but gentle to walk up.
The flat its self is entered from the street next to the Gurkha cafe and is up 2 flights of stairs.
It's light, airy and keeps its tenement feel with wooden floors and high ceiling. The kitchen is useful and the shower great and easy to use.

The wifi is great and took the usual large amount of kids and our mobiles with ease and speed.

Nice views out onto the street to people watch and as other shave said its not the busiest of streets so whilst you hear people they are usually on their way somewhere so the Noise is kept low.

I would have given this place 4 but for a couple of reasons.

The bed in the main bedroom is too small. It's a double and needs to be bigger. Whilst comfy it really needs to be a king at least. The room can take it.

Also, and it's no fault of the owners, upstairs noises can be heard clearly. I hear you shout well what do you expect for apartment life, and I know I get that. It's just every morning when the people upstairs wake up you hear everything. I could tell you what they had In their blender for their smoothy!

When you want a lie in or early night the noise of the dryer going on tends to take its toll a bit. That coupled with the small bed makes it 3 star. A large bed gives it a 4 star.

I have to say the owner was great in contact. Even allowing us to get in earlier when we arrived with bags. Thanks Wilma.

Would I return??? If they changed the bed I probably would.

One other annoyance was the Malt Shovel 3 doors away. If you have kids avoid this place. They don't accommodate families. See my separate review of that place.

“Great Cosy Place.”

Stayed here for 3 nights. The lace was clean, cosy and comfortable. Situated in the old town it as a great place to visit the castle and other attractions of the old town. Only 5 minute walk from St Andrews tram stop. Even though Cockburn Street is busy you do not hear any noise at night. Would stay here again and would recommend this property.

“Perfect base for a perfect trip”

We stayed in Cockburn Street for 3 nights and whilst it wasn't our first time in Edinburgh I can say it was easily our favourite. The change from staying in hotels to having somewhere you can actually call a home from home was perfect for us.

The apartment is brilliantly located, but the location isn't everything - its well decorated and has everything you need. I was concerned that (as with most places) the photos on the website would over-sell the actual property, but they didn't.

Throw in a very helpful and approachable owner and we had such a perfect stay.

The next time I'm in Edinburgh I will certainly check to see if this place is available. I can't rate it highly enough and will recommend it to anyone who is heading to Old Town.
