Lovely clean hotel in a great location. Friendly and helpful staff. Will definitely stay again soon. The location is perfect for the Playhouse or Omni centre. It is also only a 5 to 10 minute walk from Waverley station.

Room tip: Any rooms would be good.

This is a holiday inn express hotel which is part of a chain. As such they are generally all the same in design and amenities. That said the room was clean, the bed comfortable and the staff efficient and friendly.
The location of this hotel is superb, well within walking distance for nearly all of Edinburgh’s attractions, and transport links. Would recommend this hotel if you are after a no frills but clean and comfortable hotel room at a decent price to explore Edinburgh

Friendly staff, clean well maintained rooms (there was a problem with the toilet flush that was fixed within a few minutes of me calling reception) Breakfast was generous and varied. Location was fantastic. Reasonably priced for the standard.

Stayed here for 3 nights for a short break to the city. Location of this hotel is fantastic for exploring city centre attractions being about 10 mins from the east end of princes street. Check in was smooth and quick and we were let into our room early which is great. That’s pretty much where the good points end.

I understand the building, like most of Edinburgh, is very old, however going into the room, it was very draughty and cold. The single glazed windows are backed up by another sliding piece of glass which constantly rattles with the noise outside, we were forced to wedge a sock in the glass to stop it rattling at night.

The shower, although nice and powerful, leaks out of the cubical, the glass wall has mould along the bottom because of this.

Breakfast is, at best, poor. Small selection of cooked which is poorly cooked and cheap tasting. Toasters are useless and either doesn’t toast bread enough, or burns it to a crisp. Fruit juice is watered down to the point it tastes revolting.

The little notice on the wall in the bathroom which states the hotel can supply you with small items which you may have forgotten, is false. We asked for a face cloth, but they don’t have any.

Poor compared to other holiday inns I have used.

Stayed for a night while seeing a show at the playhouse just across the street. Very close to everything, the shops, entertainment and local train station. Checked in nice and easily. Room was nice and clean, good size, everything you needed included. Staff all very helpful. My only reason for not giving it a five star rating is that the tv didn't work at all it just said no signal but that wasn't too much of a fought, we weren't there to watch tv so it's all good.
The food was excellent, breakfast buffet was nicely laid out with everything you could want. Very relaxed atmosphere. Check out was quick and simple. I'd definitely stay there again if i'm staying in Edinburgh.

I am unsure, but i only assume that by now the TV has been sorted. When the housekeeping are cleaning at the back of the TV, it is not uncommon for them to accidentally knock a cable and just make it too loose to connect. It is thankfully an easy fix, but should you ever have similar in the future and any hotel, just let the staff know, it is not a problem as it takes at most a couple minutes to get back up.
