Absolute horrendous, price/ value is at its lowest
Rooms 50-52 are in the cheapest part but every item listed on Agoda is wrong , old rooms , windows broken , no paint , no lift, carpet dangerously loose on stairs, awful beds , lousy breakfast etc
Lady has a sorry smile but no action is taken
I ve be been around the world and this is top 10 of total rip off

Hotel is less than two blocks from the Haymarket train, tram and bus stops in Edinburgh.At 60 pounds it's less than half the cost of the Royal Mile Hotels. Within two blocks are numerous stores and restaurants.The hotel is in an old building and does not have an elevator. This presents a challenge if you are staying on the third floor. We had a very large room with couch and flat screen TV. OK bathroom. Good shower. Breakfast is not included but they offer a continental for 4.95 pounds. It is a good value since a cup of coffee at a nearby shop was 2.40. Front desk staff could not have been more helpful. Happy to store our bags both before and after check in. Provided adequate ice for our drinks.

Room Tip: On a side street. All rooms were quiet

Looking at some of the recent reviews of this hotel, you could easily be put off staying here but, having stayed there for two nights, I find it hard to complain about too much. My room on the second floor was comfortable with nice comfy bed, spotlessly clean sheets, good pillows. Whilst the room is a bit dated, this can actually lend a bit of charm to the place. Good TV, nice tea and coffee making facilities. The bathroom was really clean and functional with ok shower. I would say that where this hotel scores best is its location as it is really convenient to great cafes, restaurants, pubs etc around Haymarket. All this, whilst actually being really quiet and relaxing inside. Whilst some other local hotels were absolutely packed with tourists scrambling into packed elevators, the Piries remained calm with an almost old school charm. The one area where I feel this hotel could really improve its all-round offering would be to provide a full cooked breakfast as they currently only offer continental breakfast. Possibly priced a little high for the quality of the hotel but excellent location.

Wouldn't recommend this hotel. No lift so dragged our cases up to top floor. No storage in room. Rooms very tired. Window sills rotting and looking out on dirty abandoned courtyard. Room was extremely hot and when I asked for a fan they gave their fan out of reception. We appeared to be next to some form of club as you had people milling in the yard next door and loud music. Breakfast was very average and you are perched on high stools to eat your breakfast. Location is convenient for train and trams

Room quality very low. Breakfast just toasts and marmelade. Very bad. Rooms in baseground next to waste outside (see picture below). Do not consider to book a room here. Price inacceptable high (110 EUR) for a double room.
