Lovely place with original art everywhere. Interior decor of a high standard with very friendly and helpful staff. Excellent breakfast. We were upgraded at no cost which was a fabulous surprise. We will go again!

My husband and I decided to have a break in Edinburgh and after a little research I booked this hotel. Our room a deluxe double at the top of the hotel was wonderfully comfortable. White company products in the bathroom are a nice touch. The art on the walls provides a lot of interest.
The staff were all friendly, polite and helpful. The royal terrace is a quiet road but there are plenty of restaurants within a few minutes walk.
The bar provided great drinks and has an incredible selection of whisky. It’s a quirky independent hotel that prides it’s self on its comfort and service and they can be justifiably proud.

It is a year since we have stayed at 24 Royal Terrace, so we were a little concerned that it may have changed. However, it is still excellent. Staff are very professional, but also friendly and helpful. Oana Felipov continues to be an outstanding front of house manager. The art collection must be the finest modern art collection in Scotland, and is constantly changing. Rooms are immaculately clean, with comfortable beds. The bar is elegant, well stocked and, my wife tells me, a comfort zone for women travelling alone. Breakfast is outstanding. The only slight drawback for the aged and infirm is that there is no lift, being a listed building. Apart from that minor issue, this is an outstanding hotel, and very good value for its exceptional quality.

The hotel is really nice, the rooms are modernly equipped and cosmetics is amazing. Excellent staff, if the problem arose, it was immediately removed (bad key). Breakfast is excelent, especially Eggs Benedict :) In the room is kettle for tea and coffee (French press) and chocolate. I can recommend this hotel.

We were delighted with our stay at 24 Royal Terrace. We wanted to be away from the busy Royal Mile area, so chose 24 Royal Terrace as a quiet alternative to the congested tourist spots. The staff were very accommodating, the room was spotless and the breakfast was excellent. The hotel is a 30-minute walk from Edinburgh Castle, it backs up on historic Calton HIll and is a short walk to Holyrood Park and the Palace of Holyrood, so the location is excellent. We'd happily book it again.

Room tip: The hotel has rooms on four floors but no elevator, so if you're not OK with stairs, be sure to book a room on a lower level.
