We stayed in this hotel for 3 nights while in Edinburgh. We were on the first floor toward the back. As Edinburgh has many restaurants and pubs, typical UK, this area was no exception. Which is good. A great location to sites.
But, with the small street behind it, we heard trash trucks and other vehicles until late at night and again starting at 5 in the morning. We slept with earplugs in to avoid being woke up! And, definitely no view.
And don't take a lot of luggage with you. You'll be hauling it up to the first floor via stairs to get to the reception desk. We had a couple heavy suitcases with us. Not good.
Hotel is a little dated, but the room was pretty good. Breakfast was good as well. Typical hotel breakfast for where we stayed on our trip.

Thank you for your review.It is good to hear our location being so highly praised.As the oldest hotel in Edinburgh, we were built in an age of less forward thinking concerns, and our entrance is very limiting with absolutely no scope for development. Do note that there is a bell at the entrance which will alert our porter who will be only too happy to come and get your bags, and if you give us a ring ahead we can come downstairs and meet you outside the hotel so you do not have to stop on Princes St for long.

Brilliant location, slap bang on Prince's street.
Stairs to get to reception are awkward, might be an idea to put reception desk at the bottom of the stairs, or to put the reception desk facing downstairs so as staff can see guests entering the hotel.
Staff were friendly and helpful.
As others have mentioned the decor is very dated. Simple modernisation would make all the difference but still keep the traditional style.
Room was odd fashioned but clean, shower leaked from unit and bath enamel was chipped.
Breakfast was nice, hot buffet was good but additional items had to be requested (not one member of staff approached us during breakfast to offer anything ) continental breakfast was just croissants and yoghurt. We requested tea when we were seated had to ask again after we finished eating. I had to expain twice that I had not had any tea.
This hotel could easily be amazing with a few repairs and modernisation and more organised staff.

Lovely hotel in the heart of Edinburgh.
Breakfast fabulous and lovely variety.
Hotel itself on Princes Street with lovely view of Castle from bedroom window.
Bedrooms could do with a little updating nut all were very clean and the beds were amazingly comfortable.
Staff were superb. Nothing was too much trouble. Gave us directions, stored our luggage and all night reception.
Hotel just a very short walk...5 minutes from airport bus.

I stayed in this hotel 4 times over a three week period. Whilst a number of the staff were helpful & the location is fantastic ie close to the bus you catch to the airport & to Waverley Train Station & the hortel looks charming from the outside, the facilities are very tired & desperately needing more care. The first time I came the lift wasn’t operating. Staff were most accommodating & took my suitcase up to my room but this would be a major problem for someone who struggles with stairs. The bed & room were adequate. The shower was coolish in temperature & the water pressure when I stayed on level 5. It was better on the lower levels.

Everything in this hotel appeared to be worn out, furniture, carpet, fixtures, etc. it looked like no money had been spent on it for the last 40 years. The location is good and the staff is helpful but that can’t make for the condition of the property, not at the price they’re getting for rooms.

Room tip: At the price point you can find better hotels
