“Beautiful Property. Lovely Location”
Reviewed 1 September 2016 for a stay in August 2016

Stayed for a weekend for a family wedding, Gorgeous location, middle of nowhere so VERY quiet, we could have stayed forever. The owner was lovely and made us very welcome, we used the pool which was a lovely start to a Saturday morning, the partridges running around the gardens were lovely, the actual Cottage - WOW - very well finished - immaculately clean and everything you need catered for - don't forget your milk, tea bags etc as there aren't any shops in walking distance. however Tesco waitrose etc 5 min drive away. Overall would definitely return and would 100% recommend...
Thank you Clare and Andrew x

“Gorgeous barn & Gardens”
Reviewed 14 August 2016 for a stay in August 2016

We just got home from a few days at the Garden Room. Excuse the brevity of this review, but with a 3 month old babe in arms, it's easier to bullet point!

Pro's:
1. Barn was lovely and lots of well maintained outdoor space.
2. Well equipped home from home. (Could have done with a sponge/ scourer for washing up.)
3. Animals on site entertained our 7 year old.
4. Very private. We had minimal contact with anyone during our stay.
5. Stunning bath and great water pressure in the shower.
6. Really comfy beds and nice quality bedding.
7. Lovely warm pool.
8. Scheduled pool times, so no sharing.
9. Fresh flowers and really nice complimentary biscuits - much appreciated!

Con's:
1. Flies! Everywhere! We know we were on a working farm, but we've stayed at other farms before and never been overrun by flies. They drove us bonkers!
2. Lack of hospitality - We're not as antisocial as we thought and it would have been nice to be welcomed in. It felt a bit like we were house sitting rather than on holiday.
3. Swimming pool cleanliness - We're not sure if the filtration system worked, but the pool was not the cleanest and the poolside area was untidy and could have done with a good scrub. It was also mega warm and humid in the pool barn, but this was easily remedied by opening a few windows and doors.
4. Free range dogs! Our son loved playing with Sam and all the dogs were sweet natured, but barky. We had a nice note explaining the dogs were friendly, but if you don't like dogs or aren't comfortable, (like I am), be aware that there are a few running free in the grounds.

Overall we enjoyed our stay because the accommodation really is lovely, but we were happy to come home after 3 days, just to get away from the flies. Maybe invest in some anti-fly tactics for the comfort of future guests?
Thank you for the lovely flowers and the biscuits. We wish you much success with your rentals and hope your daughter is back home soon safe and sound.

“Excellent Accomodation and Setting!”

The Garden Room at Hawstead Lodge Farm is almost perfect! Myself, my partner and our two friends booked the Garden Room for a weekend break and we all loved it. The location is brilliant; being nice and secluded, away from the main road but not too far from pubs and shops. The Garden Room is on a working farm but we were not disturbed at all by farm noise and the accommodation looks out over a beautiful patio area and lawn to fields beyond.

Inside the accommodation is very spacious and fitted to a high standard with all the facilities you could need for a weekend or longer. We particularly enjoyed sole use (at specified times) of the farms private indoor heated swimming pool!

My only criticism of the Garden Room is the lack of Wifi. This is on offer to guests however the thickness of the beautifully converted barns walls means that its virtually undetectable in the accommodation and we were not able to join the network at any point. This does have its pros however as it means a weekend break really is a break, without your phone beeping away all the time!

My friends and I highly recommend The Garden Room, we will be back again soon!

Great little hideaway in a rural setting, the garden room offers a high level of comfort with the interior all completed to a high standard. Friendly owners happy to help.
