This was our second trip to the Ashburn Hotel. The hotel had everything we needed, including a great location near the Metro and walking distance to the Museum and Harrods. The beds were comfortable, and it was nice to have complimentary water in the fridge on arrival.

We did not have breakfast downstairs as there were cheaper options nearby.
The only downside was an electricity blackout for a few hours. The lift was out of service, and the internet was down, but apparently, it affected the whole Kensington area.

The hotel is well maintained and clean, and the receptionist staff were friendly and helpful. They printed our boarding pass with a smile.

This property is in the grab the money and run business. For our honeymoon trip to London we stumbled upon the Ashburn Hotel, a “four star” property that promises that the.. “hotel has had a complete makeover and the new owners have turned this property into a luxury boutique hotel” according to their homepage. But what you get is one of the most dirty and run down hotels you will ever experience, one that hasn’t been renovated for decades - no luxury whatsoever! As an example of the “high standards” there was a stack of toilet paper in front of the bar in the lounge adjacent to the reception when we came in - and was still there when we left exactly one day later. Other customers who were there experienced this as well and have posted this also in their reviews. We decided to leave after one night in our dusty, smelly and worn out “King Double Room”.

If you want to complain, the hotel manager will not be available and a receptionist will handle the matter - which means that everything that you’ll be promised, such as a refund, will be refuted and you will never get your money back. In our instance we paid 900 pounds / 1100 dollars, and lo and behold, after arriving back to our home country the hotel manager (the shy one) declined the agreement of refund sent from Booking.com.

You will definitely see an answer to the review here under, where the property owners will tell you that as they strive for perfection they will thank me for this input on their journey to making a good hotel even better etc… Also, they might throw some dirt at me, which of course will be untrue in light of all the dishonesty that we experienced in our communication with the property.

So, you’ve been warned. If you go, make sure that you take pictures and videos of everything and demand that you speak with the hotel manager.

Just awful!

The welcome on check in was warm and friendly and, although our room and bathroom (203) were very small, the large bed provided a comfortable nights sleep. The walk in shower was powerful with plenty of hot water.

We were just a few steps away from the lift and you could hear the door mechanism opening and closing every time it was used.

We stayed for 3 full days and left the hotel around 9.00each morning returning around 4.00pm. On two occasions our room hadn’t been serviced with the cleaners eventually arriving at 4.30pm which meant we had to head downstairs to the lounge for the half hour it took to service the room.

The hotel is ideally located just 200 yards from Gloucester Road Underground which has 3 lines giving easy access to all areas of the city.

Overall an enjoyable stay marred slightly with the housekeeping problems.

Upon arriving at the hotel there were hotel supplies (toilet paper, cleaning supplies, etc) stacked in the lounge/bar area.

The rooms had old/warm furniture and stains on the carpet and couch.

All the outlets were located on one side of the room which was pretty inconvenient.

The hair dryer that was supplied by the hotel did not work. Limited bath towels and wash cloths were given. Bathtub had a very large step to get in and out of the shower which could be a safety concern.

Breakfast was served starting at 8AM on the weekends which caused us to be unable to have breakfast any day we were there due to tours starting earlier than that. When we asked the front desk if a “bagged breakfast” was available we were told there was nothing they could do even though majority of the breakfast items were set out and ready by 7:30AM but we were rudely told to “get out” and “you can’t be in here”.

Overall location was great, rooms were large, but I wouldn’t recommend staying here.

Friendly and very helpful, knowlegable staff, comfortable rooms, a very convenient location, good breakfast option. A lift and rooms with walk-in shower options. Underground and museums nearby, also parks. Have stayed before and would again.

The Ashburn continues to be our favorite London hotel. We've stayed here many times through the years (before and after Covid) and have never been disappointed. The location is absolute perfection for our travel needs. We easily take the Piccadilly line from Heathrow to the Gloucester Road Tube Stop and voila, the Ashburn is steps away. Having 3 major tube lines serving this location makes all of London easily accessible. The rooms are each unique with comfy beds, plentiful amenities, and the lovely lobby library area is a perfect gathering spot for a quiet drink and conversation. Included continental breakfast each morning is a perfect start for the day. We love this hotel AND the amazing staff!
