This has to be one of the best B&B's I've stayed in in Blackpool. Jane was an amazing host, she made me and my colleagues very welcome and couldn't do enough for us all. The rooms are spotless, comfortable nights sleep, breakfast was amazing too. Couldn't ask for more. Jane really put herself out for us, would definitely highly recommend, and will be staying there on our next trip to Blackpool. and for many years to come. Thanks Tracy

Our in-laws live in Blackpool, so we regularly make the pilgrimage 'oop North' to the land of chips and gravy and we've stayed in countless hotels and B&B's across the full price range. We've never stayed in the same one twice. Which says a lot!

Hotel Eleven was a breath of fresh air in a town of tired and run-down hotels. Scrupulously clean, well run, comfortable and with an amazing piping hot breakfast. We shall endeavour never to stay anywhere else. The property would not be suitable for customers with mobility issues as there are a couple of small steps up to the property and I didn't see a lift, all the bedrooms are at least one flight of stairs up.

Strongly recommend this hotel! Excellent central position, wonderfully clean & comfortable, very helpful & friendly staff with an excellent wholesome breakfast to finish! ! What more could anyone want after struggling with storm 'Desmond' ?

We chose this hotel because of the fine reviews it has received and we were not disappointed. Our double room was very spacious , spotlessly clean , and very cosy which was great as storm Desmond was battering Blackpool during our stay. Our son was in the single room which was also of the same quality.

The owners Jane and Tom were very welcoming and the breakfast was an absolute bargain. It is in a great spot if you want to visit the Winter Gardens or the Tower and is within easy walking distance of the station. When visiting Blackpool in the future this will definitely be our first choice.

Brought my wife to blackpool for a comedy night.
Not long since checked in, and must already write an excellent review!! Clinically clean room, lovely comfy bed (which i am laid on right now!).
My wife eanted to take the bed home with her!!.
All the little surprising extras that make you smile, Everything you need.
The entire place is spotless,top to bottom.
En suite is lovely, clean and loaded with everything you need. Great shower, even a none slamming toilet seat!.
Hotel has an awesome lounge & bar, and a christmas tree that would make a puppy melt!.
One minute from the promenade, great location.
The Staff/Manager was fantastic, couldn't do enough for you.
No need to look for another place to stay in blackpool, because we found it.
Thanks for everything!!.
