We booked very last minute as we needed a few days R&R after a few weeks caring for a recuperating relative. It was just the relaxing break we needed. The hosts were very welcoming and accommodating.

The B&B is marked up as dog friendly but as we were not travelling with a dog we just noted this. We received a text as soon as we'd booked to check whether we were bringing a dog as the room we were booked into did not allow them. As the room was 'standard' we fully expected it to be small but there was in fact plenty of room - much more than we have had in other 'spacious' guest houses.

It was fantastic having access to fresh milk in a central, easily accessible fridge as there are never enough little pots of milk for our taste.

The breakfasts were excellent with plenty of choice of cereals, fruit and yogurt. There was a variety of herbal/fruit teas on offer as well as a wonderful pot of breakfast tea and delicious filter coffee. There was also an excellent selection of breakfast spreads including peanut butter and Marmite (my favourite!). The full English was lovely and I really enjoyed having smoked bacon and trying a different egg style each morning.

All in all we had a lovely relaxing break, with excellent hosts, despite the bank holiday weather being, well, wet!

Sorry about the text about dogs. We get a few bookings from Bookings.Com for this room who don't read the small print and a few consequence reviews. Just want to avoid any misunderstanding if someone arrives with a dog at 20-00 on a Friday evening!

Always want fresh milk and can't believe even posh hotels don't do this

Myself and my girlfriend (and our dog pip) had a very nice stay here for a few days in spring, the owners were welcoming and very helpful!
The room was clean, large and well laid out, with a decent view.
Free tea and coffee (but real coffee)
The breakfast was also very nice.
we would definitely stay there again!

Can't work out if the freshly ground coffee was a slight negative.But whatever you also get proper milk- tea without proper fresh milk si no the same

We recently stayed in Room 1 for three nights with our little dog.
The room had all the essentials you would need for a sty and even some fleece blankets for our dog (who was lucky enough to get a sausage on her first morning!
perfectly located with a short walk to restaurants and cafe's and a park two minutes walk which was perfect for the morning / evening toilet time for our dog.

Both hosts were lovely and so was the breakfast!

Room Tip: we stayed in room one - which was a little busy for the dog who started barking at every passing :)

Very much enjoyed our visit to the Lakes and our 2 night stay.
Stayed in room 6 which was spacious, had all what we needed and our dog was well catered for too with a comfy blanket to sleep on.
Slight issue with the television switching itself on three times during the early hours one morning but this was sorted once we left it unplugged.

Yeah the TV's been replaced with a new one so problem sort but sorry about that

Dogs love coming- great park up the road and if they're lucky- they get a spare sausage after breakfast

I searched long and hard for a good and fairly-priced B and B in Windermere for our lightning visit to meet friends - and the website certainly does justice to this elegant late-Victorian house. .Mary and Philip were warm and considerate hosts, making us feel very welcome without being overly effusive. Our room was excellent -sizeable and comfortable, and spotless. The breakfast was superb-most places can rustle up decent bacon and eggs, but it's the extras - wonderful fresh fruit salad, sweetly stewed gooseberries, prunes soaked in Earl Grey tea, and the home-made marmalades and preserves which make all the difference. And we loved your choice of music - a very unexpected treat at breakfast! We understand how hard it is to make such an establishment successful, welcoming and memorable - you have certainly managed all of that! We intend to return in the autumn with a Canadian relative....and please give your very unobtrusive dogs an extra sausage from us!

Many thanks for your discerning and glorious review. I guess we have always wanted to do things that slightly different and the music is an example. Now I can stream I'm into setting up play lists- can't remember if you listened to a play list or one of our eclectic CDs? We do have a blog about music at 1 Park Road.

You forgot to mention the homemade short bread we served with the gooseberries or had they all been eaten when you came down for breakfast?
