This is a very good recent victorian house convertion making for 10 bedrooms . All ensuite , together with an excellent kitchen and lounge . Rooms were nicely decorated , very clean and comfortable . Whilst no providing breakfast as such there was tea and coffee along with some cereals in the kitchen and milk . The arrangements worked perfectly .Nice location just back from the Southsea Esplanade on a very quiet road . about 20 mins walk into the historic dockyard area . But the walk along the coast is lovely .Only two parking spaces ,but other parking options available . lots of great restaraunts nearby along with shops .
There is no aircon in the rooms but we found if you left the curtains closed during the day and opened the window at night , along with the fan it was fine . That was a day when it was about 27 .

We've tried a variety of places in and around Southsea over the years and this place offers accommodation at reasonable rates (we booked 2 rooms). The set up is well thought through with a shared kitchen & lounge with space to store & prepare your own food/meals. The only note of caution is that room 7, which is at the top & front of the house, is far too hot at night & would benefit from permanent ventilation or air conditioning being fitted.

All clean, tidy and very impressed with the digital enter code system. Lining was very good and there is kettle, tea and coffee facilities in communal kitchen. The only problem is the parking were confusing. I set up the alarm and moved my car to a paid place at 6-7am which is on next block otherwise everything is ok. Recommended to solo traveler.

Stayed for two nights before a trip to the Isle Of Wight for 5 days. Stayed in Room 2, which is downstairs; very well furnished with a lovely en-suite wet room. Shared kitchen facilities were superb. Sometimes things go wrong; for us the door code was accidentally deleted after the first night, but a quick call to Charlotte and it was sorted instantly - exceptional service when things do go wrong makes a place stand out as special. Free tea and coffee and even a limited amount of breakfast cereal (unexpected) was an excellent touch in the very well equipped communal kitchen, but would have been nice to have a kettle in the room too so that we could make a late night or early morning cup of tea without having to venture out of the room.

Parking is a bit of a pain - we were very lucky to be able to park on the front driveway, but it (Audi A5) was overhanging the pavement which I did feel a little uncomfortable with. Laminated maps were left in the reception area showing directions to non-permit roads and car parks which is a nice touch that we didn't have to use.
However, location is very good and walking distance to a number of pubs and cafes. The Parade Cafe makes exceptionally good breakfast and cakes.

Stayed in room 2 & what a room,small but very clean,the bed was so comfy with nice pillows/cushions.,wet room was so modern & the shower was so hot.
We enjoyed the kitchen as not only was there free tea/coffee/milk/cereals/crossiants but we could buy food & cook it ourselfs or just make a sandwich.
Using touchpad to get in is good as you don't have to worry bout keys.
Def be back as fantastic location.

Room Tip: Try & get basement room & arrive early for off street parking.
