I was sceptical if the room on the ground floor at the side would have a view, and was pleasantly surprised it did have a sea view, albeit at an angle. The person I met on the way in was a bit indifferent, and not particularly welcoming. Room 1. is an average sized bright room, with all good facilities like a kettle and coffee machine. The bed was very comfortable, and I had a good night's sleep. There is no bath, and the shower is somewhat small and not very efficient. It would have been good to have individual toiletries rather than the chain hotel style tubs on the wall. Also, the hangers in the wardrobe were the irritating style that used to be found in chain hotels that were worried you would steal them.
Breakfast was excellent, and served by a cheerful person, who took his job seriously.
This is an unusual place, and in many ways more an up market B & B than a hotel. It is however well sited, bright and on the whole cofortable.

Room Tip: Probably the front views are better

What a nice surprise we had staying at this charming little hotel. Very well situated, near all the action of Brighton, yet in a cosy part of the Boulevard on the sea. Highly recommanding this place for a lovely week end or more.

This is a beautiful place with a great, friendly and helpful staff. I would definitely recommend coming here for a weekend getaway. The rooms are clean and beautifully decorated and the breakfast is really good.

Room with a view was an Great location. The excellent hosts were both helpful and accomodating with questions and requests. The breakfast room is tasteful, providing a relaxing view out to the beach. The room had modern decor and amenities.

A room with a view was brilliant. The rooms were comfortable, clean and well thought out. David and Stephen were helpful and friendly. The off road parking was a bonus and the hotel is close to lost of restaurants and bars. To say the least we enjoyed our stay.
