“A warm welcome, lovely modern cottage and great site.”

We, parents and two teenagers, spent two weeks in this lovely and well equipped and modern furnished cottage. We got a warm welcome when by entry we saw a full basket with bread, scones, marmelades. In the fridge we found food items and drinks for the first two days. Great! The cottage has all the necessary equipment, even a large BBQ and a Wii for the kids and a lot of (new) dvd's. The site of this cottage is marvellous; great views from the backyard, quiet surroundings and only a few minutes walk to the beach with lots of space to find your own spot. A lot of information like leaflets and books are also available.
We had great weather, and recommend this cottage to people with or without kids! You get a lot quality for this price. Thanks, Tony and Sue!

“A bright and spotless retreat”

Great attention to detail and a second to none, very generous Welcome Basket. Also our favourite Pinot Grigot in the fridge along with other goodies! Very well and thoughtfully equipped. Appreciated the quality Egyptian cotton bed linen and comfy beds. Enjoyed cycling to Rye along the designated cycle/walking track through Romney Marsh. Rye is very quaint and interesting and well worth a wander around. The cottage is in a very peaceful development with easy access and good to walk or cycle. Amazing beach. Enjoyed seeing the horses being unboxed and ridden on the beach from the main car park from 7pm. Great beach for walking and saw a seal swimming along the entrance to Rye Harbour from Camber Sands. Wonderful sunsets. We have booked again for next year!

“Disappointed in location - beware advert misleading!!!!!”

I booked this cottage as a special holiday to celebrate our 10th wedding anniversary and so paid rather more than I would normally pay for a holiday cottage. What sold it to me was the phrase 'nestled between the dunes and the SSSI marsh', and also the photos which gave the impression there is no other property nearby. I had visions of walking out the door and between the dunes onto the sandy beach, cup of coffee in hand, whenever I had a few free minutes. It also sounded very luxurious and to be fair, the cottage is very well equipped. HOWEVER when we arrived we found the cottage is semi detached and on quite a large estate of holiday properties, and when we walked with our two dogs to the area of beach where dogs are allowed it took us a good 20 minutes followed by a strenuous climb up and down the dunes!! Seeing as my husband is chronically ill, and finds strenuous walking difficult, one trip to the beach was all we could manage unfortunately. We were also disappointed to discover that although dogs are apparently welcome they cannot be left alone at the house at any time - this is very restrictive when planning even an hour out for a meal and was not stated in the advert. The cottage is well equipped and the 'welcome basket' very nice, but no more luxurious or well-equipped than other properties we have stayed at for considerably less cost, also, I didn't appreciate the detailed instructions in the folder for guests which detailed how I was to strip the beds and clean the house, doing the washing up and leaving things clean and tidy for the next guests! Of course I would have left the place neat but surely cleaning is part of what I was paying for? Also, although WIFI is included, the speed is extremely slow, no faster than the old dial-up. Can I also add that apart from the beach which was not an option for us after that first trip, there is virtually nothing in Camber? On the other hand, Rye is a wonderful place - recommend you stay there and drive to Camber beach!!!

We are sorry to hear you were disappointed. Your review as written is completely inaccurate.Our website through which you booked, very clearly states the following:
"Please read all information on this site and do look at our picture gallery. If you have any further questions please do ask us prior to booking. Please note that the shortest way onto the beach is across sand dunes which may not suit some people. There is a flat way onto the beach but this takes a little longer to walk to and dogs would not be allowed access to the beach from the flat area during May-Sept inclusive. There is a pay car park adjacent to the flat entrance to beach"
It is also clear in stating "Please remember that dogs are not allowed to be left unattended in the property." This is quite usual for holiday homes!
Obviously it is the responsibility of potential guests to look carefully at our website and conditions prior to booking. On booking this is also repeated in our T & Cs which are sent to guests with a booking form and you signed to accept. Your form did not indicate,that anyone with a chronic condition was to be staying.Had you advised us as such prior to booking we would have been able to discuss your requirements and our suitability further.We also provide our postcode so that guests may view the location via Google Earth so that you can see the proximity to the beach. This clearly shows there are other nearby properties. Something else you missed unfortunately.Our photo gallery clearly shows the location as being with other properties.This can hardly be called misleading? Guests tell us it takes 5-10 minutes to walk to the beach - depending on walking speed and ability.
Guests are politely requested by our professional cleaners who look after scores of local properties to strip their bed if possible before vacating.Guests are asked to wash up and leave our home in a good order.You were not asked, or expected to clean the house! Nothing unusual in those instructions for a holiday home whatsoever!
Marsh View Cottage has all 5* reviews which presumably is a factor in guests booking and makes your review even more questionable. These 5* reviews we hope are a testament to the great care, attention to detail and provision we make for guests. This is why we believe we have so many repeat bookings.Perhaps in future you should check your facts accurately before leaving anyone else an innacurate review.Welcome baskets are mentioned as being superb. Pricing is competitive with other similar Holiday Homes in the area and often we are the cheapest.Had we been a detached property on the beach we would have been considerably more expensive!
Camber's attraction is its beach. It's a VILLAGE, not a commercialised town!!! After that, Rye and the wonderful 1066 area are areas of outstanding beauty and of great historical interest. Our website clearly says this also.
We believe that your review is not based on fact, but rather your disappointment at your not booking a facility that you were aiming for due to not reading all the information that was available to you and not informing us of a disability? We are not to be blamed if you have not read information provided or communicated any questions or special requirements. This fault lies with yourself and yourself alone. We hope in any future bookings you make you will check all given information . With further research and careful reading of our information you would have concluded our cottage was not the one you wanted. This review is therefore unfair and inaccurate just because you did not check before you booked, as were the derogatory Facebook comments left late at night and the text sent to our phone ''warning us'' of consequences.
If booking a holiday home again ,we hope you will perhaps look with more care at the information provided and arrive at a match which suits you.May we advise you to inform future owners of a chronic illness so that they may advise accordingly on suitability.
We are glad though that you enjoyed Rye,found our cottage to be well equipped,liked and enjoyed the contents of the welcome basket and the bottle of chilled wine etc.

“Started & Finished With A Smile :0)”

We arrived to a luxury hamper full to the brim with the finest produce - The Macaroons were my personal favourites. The cottage views are superb and the accommodation extremely comfortable. The location was first class, with easy access to both the beach & Rye. We will most certainly be back to enjoy Marsh View Cottage all over again next year.

we have had cottage holidays many times but this beautiful cosy clean cottage is the most well equipped place we have ever stayed in ,if you want a peaceful and relaxing holiday near a great sandy beach marsh view is the place for you .
