I stayed in this property for several months over the summer in order to research the area.
I have said it is good value because taking square footage into account you do get good value
The house is very well situated in the busy village of Eynsham. Although a small house, the rooms are well proportioned and the garden well planted, if very overgrown. It was a delight to sit in.
The house Is in need of some serious maintenance work. There are large holes in the walls/skirting boards (hallway and bathroom), cracks running down walls (kitchen ) and damp stains on the ceilings.
More concerning was the totally unprofessional preparation of the house for a tenant - and a tenant who was staying for several months. The windows were filthy as were the stairs, the fireplaces/grates and the radiators. ( I felt it necessary to pay professional cleaners to deep clean the house. It took two of them five hours, and they felt unable to tackle the oven) The only side lamp in the sitting room was broken and the main central light had a dead lightbulb. The curtains could not be pulled closed (easily remedied with some silicon spray). When I arrived there was a spanner/wrench in place of a lever to turn the shower off and on, apparently the appliance had been broken by outgoing tenants. I had to contact the owner about this after 5 weeks when nothing had been done about it and I had had no update. One of the electrical sockets in the kitchen was dead.
The house is very sparsely furnished ; there are no chairs upstairs and the only hanging space is either side of the boiler in the airing cupboard on the landing, or hooks on the backs of doors.There is no storage space in the bathroom. The two chairs in the sitting room are small, (uncomfortable)bedroom chairs and the 'leather' sofa too small for two people to sit on comfortably. What furniture there is , is very dilapidated. The beds however, are very comfortable.
There is a very good fridge/freezer, but the rest of the appliances are very old and need replacing . The tumble dryer is in a very dirty wood/ garden shed.
As the owner of a holiday rental myself, I know that this little house could be made very comfortable and certainly SHOULD be made spotless and fully functional before the arrival of each new tenant.

It is worth mentioning that there are serious roadworks ( due to continue until September 2016) taking place on the main routes into Oxford from Eynsham which cause huge delays morning and late afternoon.

“Perfect for the ones who love old houses and travel with teenagers”

There was a nice garden, a nice house and good travel distance to important citys. The beautiful area of Oxfordshire made travelling around worthful. The most important thing was that we had separate rooms, so there was privacy. More important: we had no internet, so time to play Monopoly. The only things we missed was a juicer and a bottle opener.

my wordy review might come across as negative but it is NOT intended that way. i'm only listing suggestions to help improve the property, based on personal taste and guessing what others would prefer. we actually did fall in love with the place and didn't want to go! communications with michael were fantastic and he was helpful in every way.

first impression walking in is better than the pics on this site indicate. stairs immediately to the right, walk through to kitchen, lounge on right before that.

lounge was nice, good natural light and with a brand new rug, but the sofa is far too small for two people to sit on (we are average sized) and i wouldn't say it's very pet friendly either. being leather you don't want to get claw pokes in it! so we kept it covered or the door shut (and cat out) while unattended. there is a flat screen tv in there (not shown in pic) but needs a different table to sit on as we struggled with the remote aim. also, it would be nice to have 2 lamps in there for night time lighting (not just 1) as the overhead is quite bright. pull string curtains would be nice, too.

the kitchen area is of good size, modern cabinets, good cookware. needs a better kettle, tho. the one in there now does not pour well. french doors that open up onto a stone slab and gravel section of back garden. there were two large rugs that kept curling up at the ends and we kept tripping over them so since the floors are wood i would suggest taking the rugs out altogether. nice full size fridge! we did cook "at home" a couple times so it was nice to have a well stocked fridge for that reason. your choices for eating out are either pub food or indian from what i gathered. there is a co-op just up and around the corner.

the stairs have had their carpet removed so the markings from that show. could use a sanding down and painting. not a big deal to me but might be to others~ and there is one extra step on the landing one has to remind oneself is there! :) good window, light coming in on the landing, too.

first master bedroom on right with might be the most comfortable bed ever! double size(?), very squooshy, as were the pillows, and it was like sleeping on a cloud!!! all the windows in the place were new so we were able to keep them open but latched and have fresh air all week. added to a very comfy sleep! the chest of drawers wouldn't hold much more than undies or socks, so we kept our clothes in the spare bedroom. some hooks on the back of the door would be nice. there is one night stand and one lamp and an old radio. volume knob is static inducing. we brought our oscillating fan because we know top floors can get quite hot in summer and that was a good idea! otherwise it gets quite hot at night- at least during summer! i would suggest getting one for the property for the few hot weeks we do have :) view onto queen st.

second bedroom has two twin beds and spare mattresses underneath. one dresser with a large mirror and a view onto the back garden. one small floor lamp and again i would suggest 1 more each for both bedrooms, for warm night time lighting.

bathroom is good size, shower head in middle of wall (there is a curtain, not shown in pic) and it takes a while to heat up but does so eventually and stays steady. plenty of towels and tp provided. view onto back garden.

nice garden! with two nice neighbour cats that like to wrestle and bathe in it :) there is a table (a bit wobbly) out back but it has no chairs. we pitched our tent out back...because we could! (no garden at home) neighbours were sometimes audible but not loud.

very pretty front garden but no easy access from what i could find.

we were told if you are a bt customer there was free wifi but we had trouble logging on. don't know if that's because we needed a special log on or what because our log on did not work. left it in the end, a holiday from the net! :)

some general suggestions: kitchen could do with a new spatula (and a metal one), scissors, new kettle, bigger drinking glasses, large frying pan, slotted spoon and overall most of the furniture could do with an updating. counter side panelling in kitchen needs a fix, too.

as far as the area goes there are plenty of pubs but you never heard anything from them. well behaved and respectful. beautiful area made from cotswold stone. pretty much anything you need can be provided from the shops in the village. all unique & independent from what i could tell (except the co-op of course). we got weekly bus passes and explored outside the area (oxford, witney, stanton harcourt, sutton, chipping norton) most of the time so don't know what kind of activities were available in eynsham (pronounced ennshim) itself.

would definitely recommend!
