The Niccone Valley is one of the hidden treasures of Italy and one of the jewels is Casa degli Ulivi. It is in the perfect position, in the perfect place for a perfect family holiday.
The house has everything and more to enjoy a holiday with the pool and grounds adding to the enjoyment.

“A place where time stands still...”

Ten of us stayed at the Casa degli Ulivi for two weeks and it accommodated us all with ease. The layout of the villa is such that it never felt crowded - the bedrooms and bathrooms are well distributed - and even with small children around it was easy to find quiet parts of the house and grounds to retreat to.

The swimming pool was impeccably maintained and a great social focal point during the hot parts of the day. With temperatures reaching into the low 40s (in July) this was an essential feature. The evenings were very pleasant and we ate outside each night - there is a barbeque provided. The villa stands on its own in ample grounds (an olive grove - hence Casa degli Ulivi) right at the end of a gravel track on the shoulder of a hill, so it is a tranquil location with great views over the valley below.

If you do want a change of scenery, there are lots of things to do in the vicinity (well described in the visitors' book), but be prepared to drive for half an hour or so to get to them. With the villa being relatively isolated, it is quite important to be organised with provisions. Beyond the village, which has a small grocery store, there are several small towns with well-stocked supermarkets within 20 minutes' drive.

Altogether, it was a perfect setting for an extended family holiday - very peaceful and relaxing, great for the children to run around, swim and explore, and a place where time stood still.

Lovely house with stunning views, beautifully maintained gardens and a large pool for a refreshing dip! We visited during a recent heatwave and aside from rather hot upstairs bedrooms (fans provided but unfortunately it was still too warm!) we could not have wished for more. A wonderful location with great amenities at the house and lots of gorgeous surrounding countryside to explore. A car is essential for everything and, as mentioned elsewhere, the drive to the house was a little hairy until you got used to it!). Would not hesitate to recommend this to anyone, the house accommodated 9 of us in plenty of comfort. We loved it!

We have stayed here 5 times now. the house, and all that goes with it is perfect. such an amazing position. The feeling of elevation is grea!!!!'especially when the valleys are full of mist in the mornings...we call it "dragon's breath". we like to cook and with such a well equipped kitchen, great local shops, we had a ball [need new gnocchi recipe!!!!]. we've done sienna, rome, florence, assissi, montepulciano and everywhere closer. lots of beautiful local walks. we just love lake tresemenio [sorry about spelling] . 15 mins away and you can sit and eat/drink to this stunning view. good shopping locally, but enjoyed umbertide's market and the co-op supermarket. coming again in 2015.

This house was lovely for a restful holiday with family. It is large, well kept and has lots of facilities, including a chance to have dinner overlooking the valley and a great pool. We enjoyed our time at the villa. However, be aware that this is out of the way and without a vehicle it is virtually impossible to reach. The directions to the villa are complex and the final dirt road to the villa needs surety of driving ability or a four wheel vehicle. The lane down to the villa is rocky and the last 50 metres are a particular challenge, so be prepared. We were also very lucky to have dry weather and I am not sure what the road would be like in the wet. Also be on the lookout on one escapee pony called Frisbee as he has been known to wander onto the lane.

Thank you for your review. The gravel roads are a feature of the countryside here and help retain its inegrity. While I know they can sometimes be daunting for those used to tarmac generally one can quickly get used to driving on them. I have looked after Casa degli Ulivi for 10 years, visiting it often - I have never had a 4x4, just a regular family car and drive to and from the house without a problem as do the cleaners and gardener. The gravel road is less than 1km in length mostly in good condition. The house is only a 7 minute drive to the village - mostly on tarmac.
