The property was simply fantastic. We had so much laughter!

The private garden, fantastic dining table area, hot tub and bedrooms were all the highlights. Every one of my family loved it! It was a 2 or 3 minute walk to the beach and the use of the beach hut meant we could store the beach stuff there for the week.

It was all great and would definitely recommend this to friends and family. We want to try the Angmering-on-Sea beach house next from the same people looks amazing!

The village was lovely too with different places to eat (and drink) and that was just another 2-3 minutes to that. So great location, private and felt really secure. High quality neighbourhood!

“Beautiful House in Beautiful Location”

Myself and my family all stayed at the Hampton's Beach House, and it was perfect for us all to get together. The house is so well equipped from glasses and plates to pool table and table tennis too. We all enjoyed spending time together as a family at the house, and going on local walks to the beach, which was peaceful and sandy when the tide goes out so bring your bucket and spade! There has been a lot of thought into interior design which has given us all ideas we will take to our own homes.
If you after a beautiful house in a peaceful area for relaxing this is your house

“Friends reunion with Spouses and children”

Can't fault a thing about the house, we had 10 adults, 2 teenagers and kids from 2 yrs to 9yrs plus our dog. All had fabulous time. Warm welcome by Twinkle and very informative tour of the house by her. She also ordered sunshine during our stay!!!

Everyone enjoyed a lot. Nice beach hut too. Village is very friendly and kids loved the village green and the beach. It is definitely a dog friendly village. Hot tub was a hit.

Thanks again Caroline Bond, Caroline, Stuart and Twinkle for all your help. Will definitely come again VERY SOON...

“Looks lovely but not practical for 14 people”

Starting with the good points, the house is well equipped and beautifully decorated. The house is full of beautiful pictures. The host/Twinkle was fab sorting out all our requirements and requests. Kitchen works well and has everything you need. Great hot tub and outdoor dining area and good size BBQ (although we had to call for more fuel half way through our first BBQ). Everyone loves the pool table and table tennis table. Great massive TV. Very clean. Good location on a private estate, 5 minutes walk to the beach and good local shops and takeaways.

Unfortunately, this house has been over dressed / over designed and not enough focus has been given to practical needs.

BATHROOMS - There are 5 bathrooms, but only 2 are showers, and of which, only 1 on the ground floor works adequately. In the other bathrooms, there are large impractical baths, one where the plug does not keep water in. There are shower handsets but no showers over baths (that allows you to wash standing up hands free), not enough hooks for towels, and too many decorations/ornaments, rather than leaving surfaces clear for things that you actually need. The other shower is too small. For a family beach holiday, being able to shower after a day at the beach is important so this is big minus.

BEDS - 2 of the double beds are not standard doubles - they are mini double beds. Not good for a decent night's sleep even for slim couples. The 4 x kids bunk beds is in a tiny room and are not true bunk beds but 2 single beds on top of each other. The lower bunks are too low so our kids wouldn't sleep in them, and even our 5 year old couldn't sit up in bed. The down lights above the children's beds are not LED and get dangerously hot - one of the kids nearly burnt their hands on it. The room is really over stuffed - There should only be 1 bunkbed, but as it is, with 4 beds, there isn't then enough storage for 4 children's things for a week.

BEDROOMS - most of the rooms are very compact, 2 with just hanging racks and no wardrobes. This is not like a hotel and impractical for a week.There are no headboards so not good for sitting up in bed reading. Over dressing with ornaments means dressing tables are covered in vases etc, rather than just leaving it clear for our things.

LIVING SPACE - again too many ornaments and furniture. Beautiful things but just too many chairs and pointless trunks! The hallway could do with some storage for coats and shoes (imagine how many shoes a family needs for week by the seaside) and also some more storage is needed. We bought diablos, dingys, and beach shoes - all of which needs somewhere to go!

It is so nearly right, but not quite. It does NOT sleep 14 luxuriously but feels over crowded . It could be a great space for 10 people and likely to disappoint if marketed for 14. Would only recommend for fewer people.
