A warm welcome from Jane and a guided tour around the farmhouse to explain the workings of everything was a great help. There was fresh milk for a much needed cuppa and the best victoria sandwich I've ever tasted thoughtfully baked by Jane.
This property far exceeded my expectations. The bedlinnen is of the highest quality,as were the beds and all the kitchen utensils. We had two young children with us and even their needs were catered for, the high chair and cot being of a very high standard.
The farmhouse was plenty big enough for all five adults and two children. We even managed to all fit around the table at meal times.
As we were lucky enough to have great weather the laundry facilities came into good use in washing all the beach towels and swimwear.
Previous reviews comented on the use of the showers, we found them to be fine,even when all being used at once. The Internet was a little troublesome but if you sit in the armchair by the window its ok. Mobile phones had to be taken outside to get a signal but what do you expect when the walls are over three feet deep? The childrens play area came in usful, as did the games room.
To sit outside with a glass of wine and be greeted by sheep looking over the fence into our garden, and rabbits just wandering about without a care in the world, this is what makes this place a true gem if all you want is to sit back and relax.

We all wanted a peacfull and relaxing holiday and thats exactly what we had. This is an area of Wales we allways visit and now we have found this wonderful property there is no doubt we will be back again.
As there are no lights down the lane I would recomend taking a couple of torches as it is pitch black at night.
We managed to book a table at the Last Inn in Barmouth,
It can be hard dining out with small children but they were such a help, the meal was superb and very resonably priced. Highly recomend a visit.

I stayed here with friends and family recently and found the accommodation to be very clean, nice and old fashioned decor - exposed beams, real fire - nice. We had great weather so the garden out back is great and there are barbeques. The games room is a great plus point I found. The owner was thankfully very accommodating in allowing us to have more than one dog as usually only one is allowed. Also, the offering of a home baked cake was a lovely touch when we arrived.

Just a few points worth mentioning - I'm not sure if internet is an ongoing issue but I booked this place over others purely because it had internet as I had to work intermittently throughout the week and the kids wanted to use their X boxes, Facebook. It was very disappointing not to have internet at all throughout our stay - understandably, there may be internet connections problems with BT but I would double check before if internet is crucial for you as it was for me.

The only other point worth mentioning is that although there are three bathrooms, only one shower can be in use at any one time otherwise the water stops in the other showers. We just announced to the house we were having shower and for no-one else to have a shower!

Basically, we really enjoyed our stay overall.

I went on this holiday with my husband and his family as this was there regular family holiday when they were children and I can see why.

This cottage is very spacious as there were 8 of who stayed and it was really comfortable. It is excellently kitted out with everything you could possibly need in terms of kitchen appliances. The bedrooms are lovely and the cottage itself is stunning. The owner is an extremely nice lady and nothing is too much trouble. It is a brilliant place to stay if you have children even big ones like myself as there is a playground on site and there is also a games room with dart board, pool table and table tennis. You are also only a short walk from the beach.

It was also very handy for my father in law who has a bad hip/back as there is a downstairs room and the shower has been converted in that room so that it has a seat in it.

It is located on a farm and there are lots of animals to look at and I enjoyed going for runs around the site whilst I was there. The location was excellent for travelling around north wales and we went all over the place including a day going up snowden.

Barmouth is the nearest town and this is a lovely seaside town with a really clean sandy beach.

The weather was super and we had a fab time.
