Stayed here for 5 nights. Room was very well clean and provided with a PJ and all bathroom amenities except for a kettle but you can ask the reception and they will give you a mini one with hot water in it. Unfortunately you cannot boil water with it. Bed was comfy enough but pillow was to flat for me.
Location is good, 5 min walk from Nakasu-Kawabata subway station but the closest exit (Exit 5) doesn't have an escalator or elevator. I'd suggest take Exit 1-4. Or you can walk from Hakata (my first pan though) which takes 15-20 mins.
Hotel is surrounded by restaurants but mostly ramen shops. Convenient stores are 5 mins away on foot or you can walk around 10 mins to the famous food stalls (Yatai).
Breakfast is not free. I tried on my first morning and it was decent, 8xx¥.More
